What counts is no longer just size, but the address, view, floor, architecture and the building's surroundings – and prices per square metre within the same project can differ by as much as half. We checked where in Warsaw and Wrocław there are currently available developer flats priced above PLN 1.5 million, how much they cost and what you get for the money. The data comes from the TM Invest catalogue (as of October 2026) and refers to asking prices including VAT.

Interestingly, the median prices per square metre in both cities are very close in this segment, even though the Warsaw market as a whole is clearly more expensive. In Wrocław, a similar rate simply buys more space – the median is over 93 m² compared with 79 m² in the capital. Wrocław's premium segment is also more concentrated: almost 60% of the offers are in two projects – Quorum Tower and Sudea.

Śródmieście – the address above all

The most expensive square metre in Warsaw. The main offer is Profbud's Apartamenty Murano in Muranów: 57 flats above PLN 1.5 million, from 36.6 to 93.9 m², priced at PLN 33,000–47,000/m², with completion scheduled for Q4 2026. On Grzybowska Street, Dom Development is selling 66 m² flats at Apartamenty Grzybowska 11 for about PLN 2.42 million (about PLN 36,700/m²). In Śródmieście, PLN 1.5–2.5 million usually buys 2–3 rooms rather than a large floor area.

Mokotów and Ursynów – premium near the metro

In Mokotów, premium flats are noticeably cheaper per square metre (median PLN 22,700) and larger. The widest choice is at Dom Development's Apartamenty Metro Wilanowska in Ksawerów – 36 flats above PLN 1.5 million, 60–123 m², PLN 20,500–28,900/m², completion Q2 2028. For those looking for a building that is already completed, there is Archicom's Modern Mokotów etap III (18 flats). In Ursynów, GH Development's ALE!KEN in Ursynów Centrum stands out: 27 premium flats from 59 to 130 m², with prices up to PLN 4.07 million.

Wilanów – large apartments for families

Wilanów has the highest median price (PLN 2.86 million), but this is a result of size – a typical premium flat here has over 138 m². In Błonia Wilanowskie, Cordia is selling Flatta Wilanów (7 flats of 113–135 m², PLN 3.20–3.93 million) and Esencja Wilanów (112.7 m² for PLN 2.46–2.55 million), and Green House Development is selling Royal Garden W1 with 28 five-room flats of 110–138 m².

Wola – the most offers

Wola has the most premium flats in our catalogue. These are mainly Asbud's Towarowa Square (57 flats, building already completed) and Skanska's NU2! (39, also completed), as well as Srebrna 5 and Stacja Wola III. A median of 68 m² and PLN 27,000/m² suits people who want to live next to the city's office hub – or buy to let to corporate tenants.

In Stare Miasto, the premium segment is formed mainly by Cavatina's Quorum Tower in Szczepin – 77 flats above PLN 1.5 million, from 50 to 164 m², priced from PLN 1.51 to 7.45 million, with a square metre costing up to PLN 45,400; completion Q2 2027. Next to it is Lokum Porto Finale – a building already completed, with 6 apartments of 133–229 m² for PLN 2.65–5.50 million.

In Krzyki, the most offers are at OKRE Development's Sudea – a building already completed, with 27 premium flats of 73–196 m² for PLN 1.58–6.32 million. What to look for when buying a premium apartment

  • "Premium" is not a legal term. Compare specific features: ceiling height, windows, acoustics, common areas, reception, garage and the standard described in the information prospectus – not the name of the project.
  • The price per square metre depends on the floor and the view. Within one building the range can exceed PLN 20,000/m² (at Quorum Tower, from PLN 19,100 to 45,400). Top floors and corner units with a view are the most expensive.
  • Developer standard here too. Even flats costing several million are usually sold by developers in stan deweloperski (developer standard, i.e. with an unfinished interior) – a high-end fit-out is a separate and often significant budget.
  • Running costs. A reception, security, wellness areas or green roofs raise the monthly service charge paid to the owners' association. Ask for a forecast before signing the agreement.
  • Negotiation. With large, one-off units, there is often more room to discuss terms – parking spaces, the payment schedule, buyer's layout changes – than with typical flats.
  • Investment. When buying to let, an expensive square metre usually lowers the yield; in this segment, preserving capital value matters more often than a high rent relative to the price.
