This is an indicative estimate, not an offer or credit decision. The bank makes the decision. Get a free affordability check with our credit adviser listed in the KNF register.
Model assumptions: net income per person below 6,000 zł — 40% DSTI; at or above 6,000 zł — 50%. Other commitments are deducted from the payment limit. We add a 2.5 percentage point stress buffer. The deposit caps borrowing at 90% of the price. Household size affects DSTI. Rates come from the site calculator and are not bank offers.

Mortgage affordability questions
What determines mortgage affordability?
Income, employment stability, household size, repayments, credit limits and credit history all matter. Each bank uses its own method and checks documents.
How much must I earn for an 800,000 zł home?
It depends on your deposit, term and commitments. With a 20% deposit you need a 640,000 zł loan. Adjust income until the calculator budget reaches 800,000 zł; this does not guarantee financing.
Is a 10% deposit enough?
The model uses a 10% minimum, with 20% preferred. A bank may require more or additional security. Keep separate funds for purchase and fit-out costs.
Can I get a mortgage with a residence card?
A card alone does not guarantee a mortgage. The bank assesses residence documents, income source and currency, and your circumstances. The switch changes only the guidance.
What is the KNF buffer for?
It helps assess resilience to a higher payment. This model adds 2.5 percentage points to the rate; the actual buffer depends on the bank and loan type.
How long does a decision take?
Timing depends on the bank, complete documentation and valuation. An adviser can explain the stages and expected timing for your application; the calculator does not make a credit decision.
Can two incomes be combined?
Yes. Enter each borrower’s net income and everyone in the household. This is a model total; the bank separately assesses eligible income sources.
