Premium apartments: questions and answers

How much down payment do I need for a 2m zł apartment?

Banks usually require at least 20% of the price — 400,000 zł, so the loan is about 1,600,000 zł. With low-down-payment insurance 10% (200,000 zł) is enough, and the loan is about 1,800,000 zł. Add notary and court fees and a possible bank fee; buying from a developer, you pay no PCC tax (VAT is included in the price). Our mortgage expert will calculate your borrowing capacity and instalment free of charge.

Do I pay TM Invest a commission?

In most cases, no — the developer usually pays our fee. Rarely, by prior agreement, the buyer covers a small part of the fee – we always say so before we start working together. Consultation and apartment selection are free.

Penthouse or an apartment in a high-rise?

A penthouse is usually the top floor, with a large terrace and fewer neighbours — and the highest price per m² in the building. An apartment in a high-rise offers views and often a reception or concierge, but higher service charges for common areas. On the primary market both are sold in developer standard (stan deweloperski), so plan a budget for the finish. During a private viewing we compare specific units: orientation, view, noise and running costs.

Can I buy an apartment from abroad?

Yes. Citizens of the EEA and Switzerland need no permit; non-EEA foreigners usually buy a self-contained apartment without an MSWiA permit. We show apartments online, explain the formalities (PESEL, NIP, bank account, power of attorney), and you sign the notarial deed in person or through an attorney. Details — buying from abroad.

Will you help with a mortgage for a premium apartment?

Yes, free of charge. Our mortgage expert compares bank offers, calculates your borrowing capacity and instalment and handles the application until the bank’s decision. Calculator and details — on the mortgage page.
