How we work
- Request You tell us about the apartment: city, floor area, handover date, budget and whether you need a fit-out, rental management or both.
- Choosing a partner We pass your request to a partner who handles that scope in your city.
- Partner’s offer The partner prepares the scope, a quote and a schedule. You sign the fit-out or rental management agreement directly with the partner.
- Letting After the fit-out the partner can find a tenant and manage the tenancy – or you let the apartment yourself.

We do not fit out apartments or manage rentals ourselves – our partners do this under their own agreements with you. We do not guarantee fit-out dates or prices, letting the apartment or the amount of rent.
What to consider before letting
- Standard for letting For long-term letting a durable, neutral fit-out is usually enough. More on scope and budget: Fitting out a flat to let.
- Type of tenancy An occasional tenancy (najem okazjonalny) gives the owner more protection when the tenancy ends; short-term letting is subject to separate rules and the building’s community rules. See: Occasional and institutional tenancy, Short-term rental – the rules.
- Tax Individuals pay a flat-rate tax (ryczałt) on private rental income: 8.5% of revenue up to PLN 100,000 a year and 12.5% above that. We do not give tax advice – the rules are on podatki.gov.pl – rental income (in Polish), more in the article Rental income tax in Poland.

Does TM Invest fit out apartments and manage rentals itself?
No. We work with trusted partners – fit-out and rental management companies. We take your request and pass it on to a partner; you sign the service agreement directly with the partner.
How much does fitting out an apartment to let cost?
It depends on the floor area, standard and city. In the calculator on the “For investors” page we assume around PLN 2,500/m² in Warsaw and PLN 2,200/m² in Wrocław on average; the partner will give you the exact price in a quote.
How much does rental management cost?
Management companies usually charge 8–12% of the rent, depending on the scope of services. You agree the terms with the partner.
Do you guarantee that the apartment will be let, or the rent?
No. The rent and the time needed to find a tenant depend on the market, location and the apartment’s standard. You can estimate the yield in the calculator based on NBP data.
Can I send a request for an apartment I bought without you?
Yes – tell us where the apartment is and what you need. We will check whether our partner covers your location.
