Who we work for
Our buyers are Poles and foreigners – Polish-, Russian-, Ukrainian- and English-speaking clients. We specialise in the primary market: new apartments from developers. Since 2016 we have helped thousands of clients.
We are not a developer – you sign the purchase agreement directly with the developer. We help you choose an apartment from many developers’ offers, arrange viewings, negotiate the terms and guide the purchase all the way to the notarial deed. We review the developer agreement together with our lawyer.
We consult in Polish, Russian and English (we do not consult in Ukrainian). The tm-invest.com.pl website is available in four languages: Polish, Russian, Ukrainian and English.

How we work
The path depends on whether you buy with a mortgage or with your own funds.
With a mortgage
- Creditworthiness checkFirst, our mortgage expert checks your creditworthiness. Mortgage terms for a foreigner depend on the bank, your residence documents and your income.
- Choosing an apartmentOnly then do we select apartments within a budget you can realistically finance.
- Down paymentYour own contribution – from 10 % of the price, ideally 20 %.
- Viewings, agreement, deedWe show you the developments, negotiate with the developer, review the agreement with our lawyer and guide the purchase to the notarial deed.
With your own funds
- ConsultationWe agree on the budget, city, district and completion date.
- ViewingsWe show you suitable developments and apartments – on site or online.
- NegotiationsWe discuss the price and terms with the developer.
- AgreementWe review the reservation agreement and the developer agreement with our lawyer before you sign.
- NotaryYou sign the notarial deed in person or through a proxy.
How much it costs
In most cases no commission for the buyer – the developer usually pays. Rarely, by prior agreement, the buyer covers a small part of the fee – we always say so before we start working together.
The consultation and apartment selection are free. You sign the agreement and make payments for the apartment directly with the developer.
Buying an apartment as a foreigner
In brief – we check your particular situation before the reservation.
- EEA and Swiss citizensCitizens of the European Economic Area (including the European Union) and Switzerland do not need an MSWiA permit.
- Foreigners from outside the EEAThey usually buy a self-contained apartment (samodzielny lokal mieszkalny) without an MSWiA permit – it may be required, for example, when buying a house with land or a plot. Details: gov.pl – permit to acquire property (in Polish).
- Buying from abroadWe show apartments online, and your proxy can sign the agreements and the notarial deed under a notarial power of attorney. More: Buying an apartment from abroad.
