- A mortgage for a foreigner our mortgage expert checks whether a loan is possible and with which bank – terms depend on the bank, your residence documents and income.

Formalities for foreigners – in brief
- MSWiA permit Citizens of the European Economic Area and Switzerland do not need a permit. Foreigners from outside the EEA usually buy a self-contained apartment (samodzielny lokal mieszkalny) without a permit – it may be required, for example, when buying a house with land or a plot. Details: gov.pl – permit to acquire property (in Polish).
- PESEL and NIP You will need a PESEL or NIP number, for example for tax settlements, and the bank will ask for them with a mortgage. How to get a PESEL: gov.pl – PESEL number for foreigners (in Polish).
- Power of attorney If you cannot come, a proxy can sign the agreement and the deed. The notarial deed requires a power of attorney in the form of a notarial deed; one drawn up abroad usually needs an apostille or legalisation and a sworn translation. The notary will confirm the requirements.
- Taxes Rental income from an apartment in Poland is declared in Poland, also by non-residents. The rules are on podatki.gov.pl – rental income (in Polish); for taxes in your country of residence, ask a tax adviser.
