Mortgage Interest Rates in Poland in 2026: Average Rate, WIBOR, Margin, Fixed or Variable

The average interest rate on new residential loans in zloty in Poland in July 2026 was 6.07% (NBP data for new contracts, excluding renegotiated ones). That is a market average: your own rate consists of a reference rate (for existing loans most often WIBOR) plus the bank's margin or, for a fixed rate, of the terms for the chosen period. Below we explain what goes into the rate, what the numbers are today and what one percentage point costs in a monthly instalment.

What a mortgage interest rate consists of
With a variable rate, the interest is the reference rate plus a margin. For most existing loans the reference rate is WIBOR 3M or 6M, updated every 3 or 6 months. The margin is the bank's mark-up. It depends on the bank, your down payment (LTV), your profile and whether you take the bank's additional products. The Mortgage Act requires the contract for a variable rate to set out exactly this method of calculation (art. 29(2)).
With a fixed rate, the bank sets a single rate for an agreed period. In Poland this is almost always a "periodically fixed" rate: under KNF Recommendation S the fixed period must last at least 5 years, after which the bank agrees a new rate with you or moves you to a variable rate under the formula in the contract. According to AMRON data quoted by the NBP, fixed-rate loans made up about 64% of new contracts in Q1 2026.
For new loans the reference rate is changing: the market is moving from WIBOR to POLSTR. The working group on benchmark reform recommends POLSTR 1M for new variable-rate loans, and the KNF expects banks not to sign new contracts based on WIBOR from 1 January 2027. A fixed rate is currently about 0.4 percentage points more expensive than a variable one. That is the "premium" for a predictable instalment for 5–10 years. Whether it is worth paying depends on the cushion in your budget; scenarios with instalments are in fixed or variable mortgage rate in Poland.

The rate is not the whole cost of the loan
A low rate does not always mean a cheap loan: the bank may offset it with a fee, compulsory insurance or conditions on your account and incoming payments. Compare the APRC (the annual percentage rate of charge, RRSO in Polish) and the ESIS information forms that the bank must give you before you apply. Also remember that when assessing creditworthiness the bank adds the Recommendation S buffer to the rate, currently 2.5 percentage points for a variable rate. The "test" instalment is therefore always higher than the real one; see borrowing capacity in Poland.

Can I influence the rate myself?
Yes: the size of your down payment, the loan term, the type of rate and comparing several banks on ESIS forms all affect the cost. Once you have a loan, the rate can be lowered through mortgage refinancing.
