New Flats Near the Metro in Warsaw 2026 – Stations, Prices, Developments

New flats near the metro in Warsaw can be bought today along lines M1 and M2 – in our offer these include developments near the Wilanowska, Rondo ONZ, Rondo Daszynskiego and Szwedzka stations. You must, however, expect a clearly higher price: the median in these developments is about PLN 28k/m², against PLN 18k/m² for the whole of Warsaw. Below you will find the current state of the metro network as at September 2026, a list of developments by stations with prices, an example calculation of the "metro premium" and tips on how to check whether a flat is really by the metro.
Key facts
- Line M1 has 21 stations (Kabaty – Mlociny), and line M2 – 18 operating stations (Bemowo – Brodno). The last section to Brodno was opened on 28 September 2022.
- In Bemowo the construction of the 3 last M2 stations is being completed: Lazurowa, Chrzanow and Karolin. According to Metro Warszawskie, construction work is due to finish in November 2026, and the city plans to open them this year.
- Line M3 (Stadion Narodowy – Goclaw, 8.1 km, 7 stations) is at the design stage – construction is to start in 2028 at the earliest, if the city secures funding.
- According to data from the TM Invest offer, as at 27.09.2026, in 6 developments by operating stations we have 399 available flats with a median of PLN 28 162/m². The median for the whole of Warsaw is PLN 18 000/m².
- In Mokotow, flats by the Wilanowska station have a median of PLN 28 000/m², and the other developments in the same district – about PLN 19 900/m². In Wola no similar difference is visible in our data.
The metro in Warsaw in 2026 – lines M1 and M2, stations and sections
Warsaw has two metro lines today. M1 runs from south to north, from Kabaty through Ursynow, Mokotow and the city centre to Mlociny in Bielany. The last station, Mlociny, received its first passenger train on 25 October 2008. M2 links Bemowo and Wola with the centre, and further, under the Vistula, goes to Praga and Targowek, as far as Brodno. The two lines cross at the Swietokrzyska station.

After the stations in Bemowo open, the network is to have, according to Metro Warszawskie, 46 km and 42 stations. That means line M2 will be complete in its current form, because the section to Ursus is only at the pre-design stage.
What is being built: M2 in Bemowo, the metro to Brodno and line M3
The last M2 stations: Lazurowa, Chrzanow, Karolin
Three new stations are being built under the streets of Bemowo: C3 Lazurowa near the junction of Gorczewska and Lazurowa streets, C2 Chrzanow at the junction of Rayskiego and Szeligowska streets and C1 Karolin near Polczynska and Sochaczewska streets. On 14 September 2026 test train runs began between Lazurowa and Karolin. According to a Metro Warszawskie announcement of 16 September, construction work will finish in November, and passengers will ride the new section "in a few months". If you are buying in Bemowo with the metro in mind, remember that the exact opening date depends on the acceptance inspections.
The metro to Brodno – already operating
The Brodno section of M2 (Zacisze, Kondratowicza, Brodno) is nearly 4 km long and has operated since 28 September 2022. The Brodno station lies on Kondratowicza Street, between Bazylianska/Rembielinska and Labiszynska streets. From this part of Targowek you can reach the centre by metro without changing. Line M3 – a project for now
The first section of M3 is to link Stadion Narodowy with Goclaw. In February 2024 Metro Warszawskie chose the designer (the ILF and Metroprojekt consortium), which has 36 months for the documentation. Construction is to start in 2028, but the city makes it conditional on obtaining money from the EU or the National Recovery Plan (KPO). When buying a flat "for M3", e.g. in Praga-Poludnie, you should therefore assume several years of construction and possible changes of dates. We checked the location on the OpenStreetMap map: each of these buildings is a few hundred metres in a straight line from the station. We do not give walking times, because they depend on the station exits and street crossings. Check it yourself before reserving.

A few notes on the table:
- The Wilanowska station offers the widest choice: in Apartamenty Metro Wilanowska (Dom Development, Pejzazowa 2 St) there are 195 free units, of which 130 are 2-room flats. - Rondo ONZ is the strict centre. In Apartamenty Grzybowska 11 small units predominate: 71 of 78 are 1-room flats with a median of about 33 m². It is a typical investment offer, the most expensive in this comparison.
- Rondo Daszynskiego is an area of office buildings in Wola. NU2! on Kolejowa Street is already completed, and Srebrna 5 has a completion date in the first quarter of 2027. We describe the district in the guide to new flats in Wola.
- Szwedzka is the only item in the table below PLN 20k/m². Konopacka in Praga-Polnoc is a ready building in which mainly studios are available (17 of 19 units, median PLN 599k for about 30 m²).
- Chrzanow: the station is being built on Rayskiego Street, the same street on which Metro Life stands. One flat is left in the offer here.

Prices of flats by the metro – does the metro raise the price?
The metro premium is most fairly measured within a single district, because comparing the city centre with Bialoleka mainly shows the difference of location. In our offer such a comparison can be made in three places, and the results are not clear-cut:

In Mokotow the difference is large, but it does not result from the metro alone. Apartamenty Metro Wilanowska and Orkana are projects of a higher standard, and most of the cheaper units in the district lie in Augustowka and Sluzewiec. In Wola our whole offer is expensive, regardless of the distance to a station. Conclusion: proximity to the metro usually goes hand in hand with a higher price, but our data do not show a single, constant percentage "premium". Example: what the metro costs for a 2-room flat
Let us take the most popular type of flat – 2 rooms – and compare the medians from our offer in Mokotow (as at 27.09.2026):
- By the Wilanowska station (Apartamenty Metro Wilanowska): median price PLN 1 052 061 for 37.85 m², i.e. PLN 28 300/m².
- Other developments in Mokotow (94 2-room flats): median PLN 795 534 for 43.57 m², i.e. PLN 18 250/m².
A flat by the metro is therefore about PLN 256k more expensive, and nearly 6 m² smaller. If you bought the same 37.85 m² at PLN 18 250/m², you would pay about PLN 690 800. The difference for the same floor area is therefore about PLN 361k (PLN 1 052 061 – PLN 690 763). Part of that amount is the price of a location by M1, and part – the standard of the building and the developer's brand.
For comparison: 2 rooms in Metro Art 14 in Kamionek (Praga-Poludnie) have a median of PLN 748 373 for 39.66 m². The name of the development refers to the metro, but the nearest operating station, Stadion Narodowy, is not within a short walk. On the planned M3 route there is a station called Minska, and Kamionek lies near Minska Street. The exact location of that station will, however, be shown only by the design. You will therefore buy more cheaply where the metro may only be built, but you take the risk and the waiting time on yourself.
How to check whether a flat is really by the metro
- Do not go by the name alone. "Metro" or "Stacja" in the name of a development is marketing, not information about distance. For example, Stacja Wola III on Ordona Street does not lie by any of the M2 stations – the nearest, Plocka and Mlynow, are beyond a short walk.
- Measure the walking route, not the straight-line distance. Check on the map which exit you will use to enter the station and how many pedestrian crossings await you on the way. It is best to walk the route at the time you would leave for work.
- Tell an operating metro from a planned one. The stations in Bemowo have a specific date, M3 has a design and an announcement of construction from 2028, and the extension of M2 to Ursus is at the pre-design stage.
- Check what will be built nearby. Building stations and tunnels means traffic disruption, and after opening – more people and services around the entrances. Look at the local zoning plan and at the developer's information prospectus.

How much does a new flat by the metro in Warsaw cost?
According to data from the TM Invest offer, as at 27.09.2026, the median in developments by operating M1 and M2 stations is about PLN 28k/m². The cheapest item is Konopacka by the Szwedzka station (about PLN 19k/m², studios from about PLN 498k), and the most expensive – Grzybowska 11 by Rondo ONZ (about PLN 33.7k/m²).
When will the new metro stations in Bemowo open?
The Lazurowa, Chrzanow and Karolin stations are at the stage of test runs and finishing works. Metro Warszawskie states that construction will finish in November 2026, and the city planned to open them in 2026. The final date depends on the acceptance inspections and the occupancy permit.
Does the metro run to Brodno?
Yes. Since 28 September 2022 line M2 has served the Zacisze, Kondratowicza and Brodno stations. The Brodno station is currently the north-eastern terminus of line M2.
When will the third metro line M3 be built?
The first section of M3 (Stadion Narodowy – Goclaw, 8.1 km, 6 new stations) is being designed. According to the city's announcements, construction is to start in 2028, provided funding can be secured. An opening date has not been given.
Is it worth paying extra for a flat by the metro?
It depends on how you travel and on the purpose of the purchase. A daily commute to the centre by metro is predictable, and flats by stations are easier to let. Compare specific developments, however: in our data the metro premium is clearly visible in Mokotow, but not in Wola or Bemowo.
