Wola is one of the districts of Warsaw that has changed the most in the last decade: former factory land has been taken over by office towers at Rondo Daszyńskiego and new estates, and the M2 metro line has reached deep into the district. Wola in brief: where it lies and what it consists of

Wola lies west of Śródmieście and borders it directly – some of the new developments are only a few stops from the very centre. According to Wikipedia, on 1 January 2026 the district had 149 362 residents, and its area is 19,26 km². It has been within the boundaries of Warsaw since 1 April 1916.

The City Information System divides Wola into 8 areas: Koło, Ulrychów, Odolany, Powązki, Młynów, Czyste, Nowolipki and Mirów. In practice, for a buyer the most important is the division into three zones:

  • "Central" Wola – Mirów, Nowolipki and the area around Rondo Daszyńskiego. Closest to Śródmieście, with office buildings, tenement houses and new residential development. Prices are highest here.
  • Czyste and Odolany – the southern part of the district, close to Dworzec Zachodni (the Western Station). Many former industrial sites have changed use here.
  • Młynów, Koło, Ulrychów, Powązki – the north-western part, with more estates from the communist era, parks and metro access along ul. Górczewska.

The main conclusions:

  • The median is about 26 440 zł/m², and 80% of flats cost from about 21,3 to 30,3 thousand zł/m². The spread across the offer runs from 17 700 to 34 480 zł/m².
  • Studios are the most expensive per metre (a median of about 28,4 thousand zł/m²), and 4-room flats the cheapest (about 22,1 thousand zł/m²). A family that needs a larger floor area will pay less for each metre, though of course more in total.
  • A budget below 1 million zł is about 19% of the offer – 23 of 122 flats. Below 1,2 million zł there are 40.
  • Completed flats here are cheaper than those under construction. In NU2!, already put into use, the median is about 24,5 thousand zł/m², and in the two developments under construction – about 28,4 thousand zł/m². That does not mean completed flats are always cheaper – the price is decided above all by the location and character of the specific building.

  • NU2! (Skanska, ul. Kolejowa 12, Czyste) – a development already put into use, the widest choice in the district: 74 flats from 1 to 5 rooms, from 29 to 96 m², prices from 780 thousand zł. A good option for people who want to move in without waiting for the end of construction.
  • Srebrna 5 (Vinci Immobilier, ul. Srebrna 5, Mirów) – a small building of 97 units on the border of Wola and Śródmieście, under construction with completion in Q1 2027. The offer includes 27 flats of 1–3 rooms from about 1,03 million zł; the median is about 30,1 thousand zł/m², the highest in the district.
  • Stacja Wola III (Archicom, ul. Ordona, Odolany) – the next stage of the estate on ulica Ordona, under construction with a date in Q2 2027. The offer includes 21 flats from 30 to 133 m², from about 840 thousand zł, including 4- and 5-room units for families.

Transport: the M2 metro and trams

The attractiveness of Wola is largely decided by the second metro line. The Rondo Daszyńskiego station has operated since 8 March 2015, and on 4 April 2020 three more "Wola" stations opened: Płocka, Młynów and Księcia Janusza. The line runs under ul. Górczewska and further towards Bemowo. From Wola you can get by metro without a change to Świętokrzyska, Powiśle, Praga and Targówek.

Besides the metro, the district is crossed by important arteries with tram and bus services, among them al. Solidarności. If you live in the southern part of Wola, you also have Dworzec Zachodni close by – one of the main railway hubs of Warsaw, currently being rebuilt.

When choosing a specific flat, check the walking time to the nearest metro station on the map – not all new buildings in Wola lie on the M2, and a difference of a few hundred metres matters in daily commutes.

Offices, culture and greenery

The area of Rondo Daszyńskiego is today one of the most important business centres of Warsaw. Standing here are, among others, Warsaw Spire (the main tower is about 220 m), The Warsaw Hub, Skyliner and Generation Park. The development of this area accelerated after the metro station opened in 2015. For people working in these offices, a flat in Wola means a walk to work.

In Wola, at ul. Grzybowska 79, stands the Warsaw Rising Museum, opened on 31 July 2004 in the building of a former tram power station. It is one of the most important museums in the city and an important point in the history of the district.

Wola is associated mainly with office buildings, but it also has several large parks. The most important are:

  • Park Moczydło – about 37 ha, with an artificially raised hill that residents call Górka Moczydłowska,
  • Edward Szymański Park – about 27 ha, established in 1974,
  • Gen. Józef Sowiński Park – about 8,3 ha, with a covered amphitheatre for more than 2 thousand people,
  • Powstańców Park on ul. Wolska and Ks. Janusz Park.

Who is a flat in Wola for?

  • For people working in the centre and at Rondo Daszyńskiego – a short commute or a walk to work is the district's greatest asset.
  • For buyers to let – the proximity of offices, the metro and the centre favours smaller flats; remember, though, that it is precisely studios that have the highest price per metre here.
  • For families – the offer includes 4-room and larger flats, and in the north-western part of the district large parks are close.

What to watch out for: Wola is still being built.
