Where in Wrocław is a new flat cheapest, where is the widest choice, and where do you pay for being close to the Market Square (Rynek)? We ranked the city's five districts using 4,309 available flats from developers in 79 developments in our catalogue. Because prices within a single district can differ by several thousand złoty per square metre, we have also ranked the 14 neighbourhoods (osiedla) with at least 50 offers. For each area we give the median price per m², the number of flats, the median flat price, the cheapest offer and how many flats cost PLN 800k–1m. How to read the ranking: the median is the middle value – half of the offers are cheaper and half are more expensive; unlike the average, it is not pushed up by a handful of luxury apartments. The figures cover available flats in our catalogue, not every transaction, and they shift every week as units sell. Wrocław is traditionally divided into five districts – the names are still used in listings and everyday speech, although officially the city is made up of neighbourhoods (osiedla). 1. Fabryczna – PLN 13,500/m²

The most affordable district and the second-largest supply in the city: 1,214 flats in 18 developments. The median flat costs PLN 633k, the cheapest PLN 335,315, and 1,057 offers (87%) are below PLN 800k. 2-room flats have a median of PLN 541k (40.1 m²), 3-room flats PLN 706k (55.9 m²). Most flats are in Leśnica and Maślice; the largest projects are Motivo by Murapol, Podhalańska Vita, Pilczycka Vita and WUWA Vita etap III by Develia, and Rędzińska etap 4 by Profit Development.

Who it suits: first-time buyers and families who want three rooms for around PLN 700k. Fabryczna is the western part of the city, with easy access to the ring road and the airport; the centre is reached by tram and, from some neighbourhoods, by train. 2. Psie Pole – PLN 14,894/m²

470 flats in 15 developments, a median price of PLN 741k and the cheapest from PLN 399,000; 133 offers are within PLN 800k–1m. 2-room flats have a median of PLN 669k (42.4 m²), 3-room flats PLN 833k (57.7 m²). The district has two faces: Kleczków, with Elewator by RealCo and Przystań Reymonta by Archicom (median PLN 16,057/m²), and the quieter Sołtysowice, Polanowice and Karłowice-Różanka, where a square metre costs PLN 13,000–14,600. 3. Krzyki – PLN 15,000/m²

The largest supply in Wrocław: 1,346 flats in 28 developments and the most flats in the PLN 800k–1m range (349). The median price is PLN 770k and the cheapest flat starts at PLN 439,247. 2-room flats have a median of PLN 645k (41.7 m²), 3-room flats PLN 888k (59.5 m²). The price gap between neighbourhoods is the widest in the city: from Jagodno (median PLN 11,800/m², including Villa Viva by Robyg) and Tarnogaj (PLN 13,700/m², including Przy Parku Vita by Develia) to Powstańców Śląskich (PLN 19,086/m²), home to Swobodna Living and Powstańców 7D by Archicom and Nowe Centrum Południowe IV. In Przedmieście Oławskie, right next to the centre, most flats are in Apartamenty Krakowska by Robyg (neighbourhood median PLN 15,000/m²).

Who it suits: almost everyone. Families on a tighter budget – Jagodno and Tarnogaj (in Jagodno, check the rush-hour commute before buying: the neighbourhood is growing faster than its roads). 4. Śródmieście – PLN 18,500/m²

254 flats in 7 developments, a median price of PLN 869k and the cheapest from PLN 472,164. Flats here are larger than in Stare Miasto: a 3-room flat has a median of 58.4 m² for PLN 1.07m, a 2-room flat PLN 737k. Most supply comes from the two phases of Bulwar Północny by Archicom; in Biskupin, Dom Development is building Wille Biskupin (median around PLN 19,500/m²) and Archicom is building Browary Wrocławskie.

Who it suits: families who want to live near the centre and close to greenery – Biskupin and Sępolno border Szczytnicki Park – and investors letting to students, as the district is home to the Wrocław University of Science and Technology campus at Plac Grunwaldzki. 5. Stare Miasto – PLN 19,390/m²

The most expensive district and the third-largest supply: 1,025 flats in 11 developments, 982 of them in Szczepin. The median flat price (PLN 847k) is lower than in Śródmieście because small flats dominate – 273 studios and a median size of 43.1 m². The cheapest flat costs PLN 428,000; 289 offers are within PLN 800k–1m and 290 cost over a million. Prices in Szczepin vary widely: Atrium – Nowy Szczepin by Archicom has a median of PLN 15,448/m², Braniborska 10 by Profit Development PLN 17,990/m², RiverSide by Murapol PLN 21,400/m² and Quorum Tower PLN 23,900/m². 167 flats are in buildings that are already completed, for example Lokum Porto.

Five districts cover large areas, so below are the neighbourhoods where we have at least 50 available flats. The gap between the cheapest, Jagodno, and the most expensive, Szczepin, is more than PLN 7,700 per square metre.

Two takeaways. First, in the PLN 800k–1m range the widest choice is in Szczepin (282), Powstańców Śląskich (134), Przedmieście Oławskie (122) and Tarnogaj (80) – all relatively close to the centre. Second, in the cheaper neighbourhoods (Jagodno, Leśnica, Maślice) the median flat costs about PLN 640k, and there are few offers at PLN 800k–1m – those are usually large flats.
