The best place to look for a flat to let in Wroclaw is where three things meet: close to a university or the centre, a good tram connection and a sensible price per metre. According to TM Invest offer data (as at 27.09.2026), the lowest median prices per m² on the primary market are in Fabryczna and Psie Pole, and the highest in the City Centre and the Old Town. Below we compare five districts, calculate estimated gross yield at the rental rates from the NBP survey and suggest which floor area to choose.

Who rents flats in Wroclaw? Students, employees, young couples
Wroclaw is one of the largest academic centres in Poland. According to the Statistical Office in Wroclaw, in the academic year 2025/26 there were 132,4 thousand students here, that is 93,5% of all students in the Lower Silesia voivodeship. The largest universities are the University of Wroclaw (21,4 thousand students) and Wroclaw University of Science and Technology (20,5 thousand). In the whole voivodeship 140,7 thousand people studied, 12,6% more than a year earlier, including 8,7 thousand foreigners.
Letting to students in Wroclaw is, however, only part of the market. The second group is made up of employees of offices, business services centres and technology companies, concentrated mainly in the centre and its surroundings, and also people who have moved to the city for work and do not want to buy a flat straight away. This group usually signs longer agreements and more often chooses 2-room flats. Students pay less per person, but expect proximity to the campus and a fast tram, and agreements often end together with the academic year.
Transport matters a great deal in Wroclaw, because the basis of public transport is the tram network. When choosing a flat to let, check how many minutes on foot it is to the nearest tram stop and how long the journey takes to Grunwaldzki Square, the Market Square or the main station. A tenant rarely asks about the view from the window, but almost always asks about the commute.
The best districts to let in Wroclaw – a comparison

- Old Town – the strict centre, the main building of the University of Wroclaw, proximity to the Market Square and the station. The easiest place to find a tenant, but purchase prices are high, so yield is sometimes lower. Flats in the Old Town.
- City Centre (Śródmieście) – the area around Grunwaldzki Square with the campuses of the University of Science and Technology and the University of Environmental and Life Sciences, Nadodrze and new developments by the Oder. A natural choice for students. Flats in the City Centre.

An interesting observation from the table: the median price of a 2-room flat in Fabryczna (511 792 PLN) is lower than the median studio in Krzyki (525 512 PLN) or in the Old Town. How much will you earn from letting? Estimated gross yield by district
For the calculations we use the rate from the NBP survey (Real Estate Market Database). In the first quarter of 2026 the average rental rate in the group of six large cities (Gdansk, Gdynia, Krakow, Lodz, Poznan and Wroclaw) was 67,5 PLN/m² a month – 3,3% less than a quarter earlier and 12,0% more than a year earlier. The rate does not include service charges and utilities, which the tenant usually pays. The NBP does not give a separate figure for Wroclaw in the text of the report, so we take the same rate for every district. In practice in the centre and near campuses rates can be higher, and on the outskirts lower – treat the table as a starting point, not a forecast.

In practice small flats usually have a higher rate per metre than larger ones, which shifts the result in favour of the studio. The gross yield in the table does not include the costs you must incur before the first rent. Let us calculate the median studio in Krzyki: 30,4 m² for 525 512 PLN, purchase for cash. From 4,7% gross it became about 3,1% net – without allowing for any rise in the flat's value. Where to buy a flat to let in Wroclaw – what to look at besides price
- Completion date. A flat under construction is often cheaper, but you will start collecting rent only after handover and finishing. In our offer in Wroclaw 428 flats are in developments already completed, for example Lokum Porto buildings E, F and H in the Old Town.
- Layout. For letting to students, 2 rooms with separate entrances work better than walk-through ones; in a studio what counts is a kitchenette with a window or good ventilation and space for a washing machine.
- Commute. A tram stop within a few minutes' walk and a direct journey to the campus or the centre.
- Fixed costs. High payments to the owners' association (for example with many amenities) reduce the amount the tenant will accept as rent for you.
- Competition. Large new estates delivered at the same time mean many similar rental offers at once – be prepared to negotiate the rent in the first months.

That is a result close to safe financial instruments, so profitability depends mainly on whether you are also counting on the flat's value growing in the long term.
Which district of Wroclaw is best for letting to students?
Closest to the largest campuses are the City Centre (the area around Grunwaldzki Square) and the Old Town, and also part of Krzyki. They have the highest demand from students, but also the highest purchase prices. A good compromise can be locations with a direct tram to Grunwaldzki Square.
