Fabryczna — where it is and what sets it apart
Fabryczna covers the western and south-western part of Wrocław. Like the city's other former districts, it hasn't been an administrative unit since 1990, but its name is still used in statistics, offices and listings. It's the largest of them: about 118,9 km² and close to 208 thousand residents (207 698, according to GUS data at the end of 2019). The name comes from the large industrial plants that once operated here.
Fabryczna's boundaries contain 14 administrative neighbourhoods, including Nowy Dwór, Maślice, Leśnica, Kuźniki, Muchobór Mały, Muchobór Wielki, Żerniki, Oporów, Gajowice and Grabiszyn-Grabiszynek. Many of them are former villages and small towns absorbed into Wrocław — that's why, alongside the prefab blocks, you'll find old centres with churches, single-family houses and plenty of green space along the Oder and the Bystrzyca.
Fabryczna is also home to facilities that matter to the whole city: Wrocław Airport in Strachowice (about 10 km west of the centre), the Tarczyński Arena stadium on Śląska avenue in Pilczyce, opened in 2011, and Park Zachodni — about 75 ha of greenery around Pilczyce and Kozanów.

The floor areas are worth noting: compact flats dominate in Fabryczna — two rooms are usually around 36 m², and three rooms around 53 m². Nowy Dwór — a large estate with a new tram
Nowy Dwór is a prefab estate from the late seventies, home to tens of thousands of people and well served by shops and services. The biggest change in recent years has been the bus-and-tram route opened on 3 September 2023. According to the City Office, a tram journey from Nowy Dwór to the centre takes about 20 minutes, with lines reaching the Rynek and the Main Station, among other places. The estate also has a rail stop, Wrocław Nowy Dwór. New developments, such as Metr Kwadrat, are going up in the northern part of the estate, on Nowodworska street, among others.
Maślice — on the Oder, close to the stadium
Maślice lies in the north-western part of the city, on the Oder, next to the Tarczyński Arena stadium. In recent years plenty of new low- and medium-rise estates have grown up here. It's an option for people who value being close to the river and recreational areas. Before buying, it's worth checking the commute to work by public transport and by car during rush hour.
Leśnica — a town within the city
Leśnica was a separate town until 1928 and has kept its own centre to this day. It lies on the Bystrzyca, about 10 km from the city centre, and its landmark is the baroque Leśnica Castle, surrounded by Leśnicki Park. The estate has a railway station, Wrocław Leśnica, and a tram loop. More than 32 thousand people live here (as of the end of 2024). It's a good choice for anyone who wants to live somewhere quieter, but still within Wrocław's boundaries.
Kuźniki, Muchobór and Żerniki — western estates by the railway
What links Fabryczna's western estates is access to the railway — stations here include Wrocław Kuźniki, Wrocław Muchobór and Wrocław Żerniki. Trains from the Main Station towards Legnica stop at Nowy Dwór, Żerniki and Leśnica, which can be a faster alternative to driving into the centre. Development here is mixed: single-family houses, small multi-family buildings and new estates.
Transport: tram, rail, airport
- Tram — since 2023, Nowy Dwór has had a dedicated bus-and-tram route to the centre; trams also reach Leśnica.
- Rail — several stations and stops within the district (including Nowy Dwór, Żerniki, Leśnica, Kuźniki, Muchobór) give access to the Main Station with no traffic.
- Airport — Wrocław Airport in Strachowice is linked to the Main Station by bus; residents of the western estates are close to it.
- Car — the Wrocław motorway ring road (A8) runs along the city's western boundary, with junctions near the airport and the stadium, among others, so leaving the city is easy; getting into the centre can get busy at rush hour.
New developments in Fabryczna — what's for sale
