Krzyki in brief: what kind of district is it?

Formally, Krzyki isn't an administrative unit today — Wrocław's former districts were abolished in 1990, but their names are still used in statistics, offices and everyday language. Krzyki covers the southern part of the city: about 54,3 km² and just under 180 thousand residents (179 276, according to GUS data at the end of 2019).

Within Krzyki's boundaries lie 14 administrative neighbourhoods: Bieńkowice, Borek, Brochów, Gaj, Huby, Jagodno, Klecina, Krzyki-Partynice, Księże, Ołtaszyn, Powstańców Śląskich, Przedmieście Oławskie, Tarnogaj and Wojszyce. In practice, that's several different "worlds", so it's worth narrowing "is it worth buying a flat in Krzyki" down to a specific neighbourhood.

Krzyki is home to, among other things, the Main Station, Sky Tower (212 m), the Aquapark, the University of Economics and the horse-racing track at Partynice. From a buyer's point of view, that means one thing: the northern part of the district is essentially the city centre, while the south is quieter, including areas dominated by single-family houses.

The spread is wide — from about 11 200 zł/m² to over 33 000 zł/m² for the most prestigious units. What affects the price most is the location within the district: flats close to the Main Station and in refurbished buildings in Borek are noticeably pricier than in Przedmieście Oławskie. The offer also includes houses and semi-detached units (including in Ołtaszyn), which have a lower price per metre but much more floor area — that's why we haven't included them in the table.

Krzyki's neighbourhoods — how do they differ?

Powstańców Śląskich and Huby — city living, day to day

The northern part of Krzyki covers the area around the Main Station. It's the best choice for people who want to get around on foot, by tram and by train, and use a car rarely. Powstańców Śląskich and Ślężna streets link the area directly to the Old Town. New buildings here are mostly infill within existing blocks, often next to office buildings — meaning dense development and higher prices per metre.

Borek — greenery and pre-war villas

Borek is known for its villa-lined streets and Park Południowy — a 25-hectare landscape park laid out at the late nineteenth century, with a pond and a historic footbridge. Pre-war villas and townhouses give the area its character, so there are few new flats here, and developments often combine new buildings with restored historic ones. This is one of the most expensive locations in Krzyki.

Przedmieście Oławskie — new estates where old industry used to be

The eastern part of Krzyki, lying between the city centre and Oława, is undergoing a major transformation. Multi-stage estates with hundreds of flats are rising on the site of former factories, including the Haase brewery. Prices here are lower than around Powstańców Śląskich, and the centre is still close by — a good option for a first flat or for letting.

Jagodno, Ołtaszyn, Klecina and Gaj — the south of the district

Jagodno is an example of a neighbourhood that turned from a suburban village into a large estate within two decades — intensive development started here in 2003, and by the end of 2024 about 11,5 thousand people were registered as living there (more actually do). Rapid growth outpaced the infrastructure, so it's worth checking transport links and access to schools before choosing a flat in Jagodno. Since May 2025, buses have run on a dedicated route along Buforowa street from the Jagodno P+R loop, and the city is also planning a tram along the same corridor — according to the schedule on wroclaw.pl, due for completion in 2029.

Single-family housing dominates in Ołtaszyn — a good direction for people looking for a house or a semi-detached unit within the city boundaries. Gaj is a large prefab estate, built between 1979 and 1994, with its own tram loop. Partynice has a horse-racing track, surrounded by plenty of greenery.

Transport and getting to the centre

Krzyki has a well-developed tram network. There are several tram loops within the district, including Krzyki, Park Południowy, Klecina, Księże Małe, Gaj and Tarnogaj. The northern part of the district also benefits from being close to the Main Station, which is handy for commuting to other cities.

  • Tram — the areas around Powstańców Śląskich, Borek, Gaj, Klecina and Tarnogaj have the best links.
  • Rail — the Main Station lies within Krzyki's boundaries; an important point for anyone commuting outside Wrocław.
  • Bus — for now, Jagodno relies mainly on buses using the dedicated route along Buforowa street.
  • Car — the main routes are Powstańców Śląskich, Ślężna and Buforowa streets; expect traffic in the southern neighbourhoods during rush hour.

New developments in Krzyki — worth a look

  • Apartamenty Krakowska 5 (Robyg, Przedmieście Oławskie) — the widest choice in the district: 244 available flats, from studios to 5 rooms, median around 15 100 zł/m², handover due the second quarter of 2028. Earlier stages of this estate are already handed over or nearing completion.
  • Swobodna Living (Archicom) — a tall building on Swobodna street, next to the Main Station; 214 available flats, median around 18 800 zł/m², construction due to finish in 2028.
  • Sudea (OKRE Development) — on the edge of Borek, on Sudecka street; the project combines restored historic buildings with new construction. The top price tier in Krzyki: median around 21 600 zł/m².
  • Południk 17 (Archicom) — a completed development, with a handful of available 2- and 3-room flats priced from about 588k zł.

Who is Krzyki for, and when should you look elsewhere?

  • A single person or couple without a car — the areas around the Main Station and Powstańców Śląskich: everything is on hand, but at a higher price per metre.
  • A family with children — Borek, Gaj, Klecina, Ołtaszyn: more greenery and quieter; in Jagodno, check the availability of nurseries and schools before buying.
  • An investor buying to let — Przedmieście Oławskie and the area around the station: a lower entry point and proximity to universities and offices.
  • A buyer with a budget under 500k zł — the choice in Krzyki is limited (about 26 flats in our offer, mostly studios); the western part of the city offers more options, e.g. Fabryczna.

Will a tram reach Jagodno?
