The story of the brand
The TM Invest brand was created in 2016 by Tacjana Masiukiewicz. “TM” are her initials; over time “Invest Nieruchomości Polska” was added to the name. We specialise in apartments from developers: we know the developments, the price lists and how sales offices work.
Our office is in Warsaw, at ul. Cybernetyki 9. Since 2016 we have helped thousands of clients and completed thousands of transactions. Two companies currently operate under the TM Invest brand: AI BRESLAU Sp. z o.o. and TM INVEST AI SOLUTIONS sp. z o.o.
What we do
Our speciality is the primary market. Around buying an apartment from a developer we have built several services that clients can combine:
- Buying from a developer – a shortlist from our catalogue, comparing developments and layouts, viewings, talks with the developer about price and terms, the reservation and support up to the notarial deed.
- Mortgage with an expert – the mortgage expert in our team checks your borrowing capacity, compares bank offers and handles the application until the loan agreement is signed.
- Contract review – we review the reservation agreement and the developer agreement together with our lawyer before you sign.
- Resale market on request – if you are looking for a second-hand apartment, we will select offers that match your criteria. This is an additional service: our main focus is new builds.
- Selling and valuing your apartment – we help clients sell their apartment: market analysis, valuation, preparing the listing, viewings and support up to the notarial deed.
What it costs the client and how we earn
Consultation, apartment selection and help from our mortgage expert are free for the client. When you buy from a developer, our fee is almost always – in about 99% of cases – paid by the developer we work with. You sign the agreement and make the payments for the apartment directly with the developer.
In rare cases the buyer – by prior agreement with us – covers a small part of the fee. We always discuss such an arrangement in advance, before we start working. That is why we do not say “0 zł commission, always”; we say honestly: almost always no commission for the buyer.
Why buying through us is often cheaper
We work with many developers and know their price lists, promotions and sales rules. Once a client has chosen an apartment, we discuss the price and terms with the developer – and we often secure a discount, sometimes a significant one. So the price through TM Invest is often lower than what the client would get by walking into the sales office alone.
We do not promise this in every transaction: the result depends on the development, the developer and the timing of the purchase.
Mortgage – free for the client
TM Invest has a mortgage expert in the team. The expert checks your borrowing capacity, compares offers from several banks, helps prepare the application and guides you until the loan agreement is signed. The client never pays the expert for this help.
As a credit intermediary we are listed in the register kept by the Polish Financial Supervision Authority (KNF). We also help foreigners – loan terms depend on the bank, residence documents and income. More: Mortgage with an expert.
The developer agreement – reviewed with a lawyer
Before you sign a reservation agreement or a developer agreement, we review it together with our lawyer: the subject of the agreement and the price, the payment schedule, the escrow account, deadlines, penalties and withdrawal terms. What we do not do
- We are not a developer. We do not build or sell our own apartments – you sign the purchase agreement with the developer.
- We do not deal with rentals or rental management.
- We do not promise “0 zł commission” in every situation. The developer almost always pays, and any exceptions are agreed with the client in advance.
- The resale market is not our main service – we select second-hand apartments on the client’s request.
