Wielki Kack is Gdynia’s southernmost district – where the city meets Sopot and Gdańsk, next to the forests of the Tricity Landscape Park and the Tricity Bypass. It is home to the only development in Gdynia currently in our offer, Calma. In this guide we describe the district and its neighbours, how to get around and what to check before buying a flat.   • Wielki Kack covers 15.03 km² and, according to Wikipedia, has 10,555 residents (2025). It borders Karwiny, Dąbrowa, Mały Kack, Sopot, Gdańsk and the municipality of Żukowo.

Wielki Kack in brief – from village to Gdynia district

Wielki Kack was founded in the Middle Ages on the Kacza river, from which it takes its name. The first record of the settlement dates from 1277, when Duke Mestwin II (Mściwój II) granted the village to the bishops of Włocławek. Reminders of that past include St Lawrence’s Church (św. Wawrzyńca) from 1894 and the Źródło Marii shrine, where the stream of the same name rises.

In the 20th century railway lines were built through Wielki Kack, including a section of the coal trunk line from Silesia to Gdynia opened in 1930. The village became a district of Gdynia in 1953, and in 1987 Karwiny and Dąbrowa were split off from it. Today’s Wielki Kack combines village roots with a typical urban estate and new development.

The three parts of Wielki Kack

  • Old Wielki Kack – the oldest, village-like part near the railway and the Źródło Marii stream. Detached houses and smallholdings dominate.
  • The escarpment estate – built after the village joined Gdynia, mostly blocks of flats.
  • Kacze Buki – beyond the Tricity Bypass and part of the Oliwa Forest (Lasy Oliwskie). New housing estates have been built here, there is a riding stable, and more than 20 companies operate on the site of a former industrial plant. Kacze Buki is also home to Gdynia’s main bus depot.

Administratively, Wielki Kack also includes Wysoka – a few streets next to Gdańsk’s Osowa district – and the forest settlements of Gołębiewo and Tasza.

The neighbourhood: Karwiny, Mały Kack, Dąbrowa, Sopot

Karwiny (to the north) is an estate of 1980s blocks by the forests of the landscape park, with the Gdynia Karwiny stop and schools. For Wielki Kack residents it is the natural service hub.

Mały Kack (to the east) is mainly detached houses in the Kacza valley. It has the municipal stadium and the Kacze Łęgi nature reserve, with seaside Orłowo further east.

Dąbrowa (to the north) is one of Gdynia’s youngest districts, with forests and Donas hill (206.5 m above sea level) – the highest point of the Tricity, with an observation tower.

Getting around: the bypass, PKM and buses

The Tricity Bypass runs through Wielki Kack – part of the S6 and S7 expressways linking Gdynia with Pruszcz Gdański. For drivers this is a big plus: quick access towards Gdańsk, the airport or the motorway. When choosing a flat, however, check how far it is from the road itself and from the railway lines – noise is a consideration.

The nearest railway is the Gdynia Karwiny stop on the Pomeranian Metropolitan Railway (PKM), opened on 10 December 2017 on the border of Karwiny and Mały Kack; it replaced Gdynia Wielki Kack station, which lay away from housing. To reach the seaside SKM line (e.g. Gdynia Orłowo) you need a bus or trolleybus. According to the developer, there are bus stops near Calma, and the centre of Gdynia is about 11.7 km away.

Calma is a Murapol development at ul. Starochwaszczyńska 54, under construction, with completion scheduled for Q2 2028. According to the developer it will comprise 181 flats in a gated, monitored estate with an underground garage, and the flats will have balconies, terraces or gardens. A studio in Wielki Kack to let – an estimate

The smallest flats at Calma are about 25.5 m² and cost from PLN 361,674 (median PLN 374,454). The NBP gives an average rent for a group of six large cities that includes Gdynia: PLN 67.5/m² per month in Q1 2026, excluding service charges and utilities. For 25.5 m² that is about PLN 1,720 a month, or roughly PLN 20,700 a year – an estimated gross yield on the median price of about 5.5%. This is a rough calculation: the NBP rate is an average for several cities, rents on Gdynia’s outskirts can be lower than in the centre, and it ignores finishing, tax and void periods. What to check before buying a flat in Wielki Kack

  • Rush-hour commute – by car via the bypass and by public transport (bus + PKM from Karwiny or SKM from Orłowo).
  • Noise – distance from the bypass and the railway lines running through the district.
  • Plans nearby – the local zoning plan (miejscowy plan zagospodarowania przestrzennego) and other projects in the area.
  • Amenities – schools, nurseries and shops in Karwiny and in Wielki Kack itself.

Is Wielki Kack a good place to live?

It suits people who value greenery and quiet: it borders the forests of the Tricity Landscape Park, has quick access to the Tricity Bypass and sits next to Karwiny with its services. The sea and the centre of Gdynia are, however, further away than from the seaside districts.

How do you get from Wielki Kack to Gdańsk?

By car – via the Tricity Bypass (S6/S7). By train – from the Gdynia Karwiny stop on the PKM line, or from the seaside SKM (e.g. Gdynia Orłowo), which you can reach by bus or trolleybus.

How much does a flat in Wielki Kack cost?

At Calma prices start at PLN 361,674 for a 25.4 m² studio, two-room flats cost PLN 472,766–546,921, and the median is PLN 14,250/m² (as of 07.10.2026). The NBP average asking price for a new flat across Gdynia is PLN 14,298/m².

When will Calma be completed?

The developer gives Q2 2028 as the completion date. Flats will be handed over in developer standard, so finishing works need to be planned before moving in.

What is Kacze Buki?

It is the part of Wielki Kack beyond the Tricity Bypass and part of the Oliwa Forest. New housing estates have been built there, companies operate on a former industrial site, and Gdynia’s main bus depot is located there.

Summary

Wielki Kack combines village roots with new estates, forests on the doorstep and excellent access to the bypass. It is not a seaside district – you need to travel to the beach and the centre – but in return it offers quiet and new-build prices close to the Gdynia average.
