Best districts in Gdynia to buy a flat – a 2026 guide

There is no single “best” district in Gdynia – only the one that fits your budget, lifestyle and daily journeys. In this guide we compare the parts of the city buyers consider most often: the seaside districts on the SKM line, the modernist centre, the south next to the forests of the Tricity Landscape Park, and the fast-growing west. Descriptions are based on verifiable sources; prices come from NBP data and the TM Invest offer (as of 07.10.2026).

Reading the map of Gdynia: the sea, the centre and the “upper terrace”
Gdynia stretches along the Gulf of Gdańsk. The simplest way to read it is as three zones. The first is the seaside strip along the SKM line: from Śródmieście and Kamienna Góra in the north to Redłowo and Orłowo in the south, on the border with Sopot. The second is the north and the valleys of former villages – Chylonia, Cisowa, Grabówek, Leszczynki – a mix of apartment blocks, houses and industrial and railway land. The third is the higher-lying western and southern districts on the moraine hills: Chwarzno-Wiczlino, Dąbrowa, Karwiny and Wielki Kack. This is where most new estates have appeared in recent decades.
This geography shapes the choice: along the coast you pay for proximity to the beach, the railway and the centre, but there are few new flats. In the west and south the choice of new-builds is wider and the surroundings are green (the forests of the Trójmiejski Park Krajobrazowy), but the sea and the centre are further away, and daily life relies more on a car, bus or trolleybus.
Flat prices in Gdynia – what we know and what we don’t
The National Bank of Poland publishes prices for Gdynia as a whole, without a district breakdown. In Q2 2026 the average primary-market asking price was PLN 14,298/m² and the transaction price PLN 12,887/m². On the secondary market the figures were PLN 14,583/m² and PLN 12,267/m² respectively. For comparison, the average asking price of a new flat in Gdańsk was PLN 17,116/m².
We do not quote district averages because there is no reliable source for them, and individual listings can be misleading. Market practice only tells us that seaside and prestigious locations (Kamienna Góra, Orłowo) are the most expensive, while new estates on the outskirts are usually cheaper. Seaside districts: Śródmieście, Kamienna Góra, Redłowo, Orłowo
Śródmieście is the central seaside district with Świętojańska Street and Gdynia Główna station, served by the SKM and long-distance trains. Most buildings date from the 1920s and 1930s; the modernist layout of the centre was entered in the heritage register in 2007, and in 2015 Śródmieście was designated a Historic Monument. It suits people who want everything within walking distance – the beach, the boulevard, culture and services – and who accept older buildings or the higher prices of rare new projects.
Kamienna Góra is Gdynia’s smallest district (0.65 km², under 4,000 residents), on a moraine hill above Śródmieście. It is regarded as the most upmarket part of the city; a funicular runs to the top, and the terrace overlooks the port and the bay. Flats come up rarely and mostly on the secondary market.
Redłowo is a seaside residential district with the Gdynia Redłowo SKM stop, a bathing beach and the Maritime Hospital (Szpital Morski). A good fit for those who want to live by the sea but a little further from the centre.
Orłowo – the southern seaside district on the border with Sopot – is known for its pier and the Orłowo Cliff. It has the Gdynia Orłowo SKM station and is the highest-lying seaside district in the Tricity. It is one of the most sought-after locations in the conurbation, with a limited supply of new flats.
The forested south: Mały Kack, Wielki Kack, Karwiny, Dąbrowa
Mały Kack lies in the valley of the Kacza river and on the moraine hills next to Sopot. Detached houses dominate; the district has the municipal stadium and the Kacze Łęgi nature reserve. Suitable for families looking for a quiet area close to Orłowo.
Wielki Kack is Gdynia’s southernmost district, bordering Sopot, Gdańsk and the municipality of Żukowo. It has three distinct parts: the old village by the railway and the Źródło Marii stream, blocks of flats on the escarpment built after it joined the city in 1953, and Kacze Buki beyond the Tricity Bypass, where new estates have been built. Karwiny is an estate of 1980s apartment blocks about 8 km from the centre, along the forests of the Tricity Landscape Park. Since December 2017 the Gdynia Karwiny railway stop has operated on its border with Mały Kack. It is an established estate with existing infrastructure – schools and services.
Dąbrowa is one of Gdynia’s youngest residential districts, with a large share of forests and ponds. It is home to Donas hill (206.5 m above sea level), the highest point of the Tricity, with an observation tower. An option for people who want to live by the forest and drive.
The west and north: Chwarzno-Wiczlino and Chylonia
Chwarzno-Wiczlino is Gdynia’s largest district by area (25.53 km²). It was earmarked for the city’s future growth as early as the 1960s, and since the early 2000s many estates of blocks and houses have been built here. Today it is one of the main destinations for buyers of new flats in Gdynia – with a wide choice, but longer journeys to the sea and the centre.
Chylonia is Gdynia’s most populous district (almost 19,000 residents in 2025), in the north-west of the city. Its housing is mixed – blocks of flats and detached houses – with industrial and railway land on the other side of the tracks. It has Gdynia Chylonia railway station, and most flats are older stock on the secondary market.

How to choose a district in Gdynia
- Budget – new flats along the coast are rare and expensive; with a budget near the NBP average (about PLN 14,300/m²) the realistic choice of new-builds is mainly in the south and west.
- Commute – if you work in Gdańsk or Sopot, access to the SKM or PKM matters; if you drive, proximity to the Tricity Bypass does.
- Greenery and quiet – Wielki Kack, Dąbrowa and Karwiny border the forests of the landscape park.
- Construction stage – a flat under construction gives you a choice of layouts, but you wait for the keys; see ready or under construction.
- Purpose – for letting, proximity to the railway and the centre matters; for a family, schools, nurseries and green space.
