Gdynia is the youngest of the large cities of the Tricity (Trójmiasto) and one of three places where buyers look for a flat by the sea. New-build prices in Gdynia in 2026 – NBP data
The most reliable benchmark for the whole city is the residential property price database (BaRN) run by the NBP. The bank collects data from estate agents and developers and publishes quarterly average asking prices (what sellers want) and transaction prices (what flats actually sold for). Gdynia is the only city in this table that is not a regional capital – the NBP tracks it separately because of the size of its market.

Two things stand out. First, the gap between asking and transaction prices on Gdynia’s primary market is more than PLN 1,400/m² – some flats sell below list price, and some transactions involve less attractive locations or a simpler standard. Second, in Gdynia the average asking price on the secondary market is even slightly higher than on the primary market. That reflects the structure of the market: many older flats sit in attractive seaside districts and the modernist centre, while new estates are more often built further from the sea – in the west and south of the city.

New apartments in Gdynia in our offer – the Calma development
The TM Invest catalogue currently includes one development in Gdynia: Calma by Murapol at ul. Starochwaszczyńska 54 in Wielki Kack. Prices per square metre at Calma range from PLN 13,650 to PLN 15,350, and the median (PLN 14,250/m²) is very close to the NBP average asking price for Gdynia as a whole. According to the developer, the project comprises 181 flats, the estate will be gated and monitored, and parking will be in an underground garage. The developer quotes a distance of about 11.7 km to the centre of Gdynia. Where are new flats being built in Gdynia?
Gdynia received its town charter in 1926 and grew together with its port. Its centre – Śródmieście with Świętojańska Street – is largely modernist architecture from the 1920s and 1930s; in 2015 Śródmieście was designated a Historic Monument. There is little free land there for large new estates, so new multi-family construction is concentrated in other parts of the city:
- The west – Chwarzno-Wiczlino. Gdynia’s largest district by area. Since the early 2000s many estates of apartment blocks and houses have been built here – a typical commuter district with a large supply of new flats.
- The south – Wielki Kack, Karwiny, Dąbrowa. Districts next to the forests of the Tricity Landscape Park (Trójmiejski Park Krajobrazowy) and the Tricity Bypass. New estates have gone up in recent years in Kacze Buki (the part of Wielki Kack beyond the bypass), and Karwiny has had the Gdynia Karwiny railway stop since 2017.
- Seaside districts – Orłowo, Redłowo, Kamienna Góra, Śródmieście. New projects appear here rarely, and they are usually small buildings at higher prices.

Getting around Gdynia – what to check when choosing a location
The backbone of Tricity transport is the SKM suburban railway (Szybka Kolej Miejska), running on the Gdańsk Śródmieście – Rumia line through Sopot and Gdynia. In Gdynia it stops at, among others, Orłowo, Redłowo and Gdynia Główna station. The south-western districts are served by the Pomeranian Metropolitan Railway (PKM) – the Gdynia Karwiny stop is on the border of Karwiny and Mały Kack. Gdynia is also one of three Polish cities with a trolleybus network, which has run without interruption since 1943.
For drivers, the key road is the Tricity Bypass (Obwodnica Trójmiasta), part of the S6 and S7 expressways, running along the western side of the conurbation from Gdynia to Pruszcz Gdański. Living in Wielki Kack, Dąbrowa or Chwarzno-Wiczlino puts you close to it, but the beach and the centre are several to more than ten kilometres away. Before choosing a flat, check real rush-hour travel times to work, school and the nearest SKM or PKM stop.
How to buy a new-build flat in Gdynia – step by step

- Choose the location. In Gdynia the difference between a seaside district and a western or southern one is often several thousand zloty per square metre.
