The city-wide median is high because most available units are small apartments in Młyniska, where a square metre usually costs 19,000–22,500 PLN. With larger floor areas the price per m² falls: at Panorama the median for 4-room apartments is 16,800 PLN/m² and for 2-room ones 18,800 PLN/m². This is a typical pattern on the primary market – the smaller the unit, the higher the price per metre.

Osiedle Stoczniova – Młyniska, building completed

Osiedle Stoczniova stands at 6 Twarda Street in Młyniska – a district on the western bank of the Martwa Wisła, between Śródmieście and Letnica, with the Gdańsk Stocznia SKM stop. This is the former shipyard area, home to the European Solidarity Centre among others. According to the developer, the tram and bus stop is about 450 m away and the city centre 3.2 km.

Our offer here includes 416 available units of 25.2 to 51.1 m², 302 of them under 35 m². The median floor area is 32.3 m² and the median price 636,092 PLN. The developer describes the project as 336 investment apartments, so it is a natural choice for buy-to-let buyers. The building is already completed, but the units are sold in developer standard (stan deweloperski) – they need finishing before you move in or let them out. Panorama – Orunia Górna-Gdańsk Południe, completion Q2 2028

Panorama is being built on Czerska Street in the Orunia Górna-Gdańsk Południe district. This is the southern part of the city with large housing estates built in recent years, connected to the centre by tram (Łostowice-Świętokrzyska terminus). The developer plans 270 apartments, an underground car park, a gated estate with CCTV and green areas nearby; according to the developer the centre is 7.6 km away.

The offer includes 104 apartments: 40 two-room units (30.7–49.6 m², from 465,564 PLN), 34 three-room units (48.9–56.0 m², from 686,700 PLN) and 30 four-room units (56.4–66.9 m², from 784,358 PLN). The buildings have up to five storeys above ground and, according to the developer, apartments come with balconies, terraces or gardens. Completion is planned for Q2 2028, so you will wait for the keys, but the choice of layouts and floors is the widest.

Osiedle Scarpa – Siedlce, the last units

Osiedle Scarpa at 125 Kartuska Street is in Siedlce, west of Śródmieście. Kartuska is one of the city’s main roads, with a tram line. The development is completed and 3 apartments remain in our offer: 41.4 m² for 795,905 PLN, 42.1 m² for 731,035 PLN and a 4-room unit of 62.1 m² for 1,298,086 PLN. According to the developer, the tram stop is about 150 m away.

Completed or under construction?

In Gdańsk we offer both. Completed buildings (Stoczniova, Scarpa) let you see the unit, staircase and surroundings before signing, and the handover and the notarial deed transferring ownership can happen quickly. You do, however, need time and money for finishing, because primary-market apartments are sold in stan deweloperski. A development under construction (Panorama) usually offers more choice and payments in instalments according to the schedule, but means waiting until 2028. The gap between asking and transaction prices is large, which shows that not every unit sells at the list price – it is worth negotiating and comparing.
