Roma Tower: what we know about BBI Development and Pininfarina’s tower

Roma Tower is a planned residential tower by BBI Development at the junction of Emilii Plater and Nowogrodzka streets in Warsaw’s Śródmieście district. This article brings together information from the TM Invest project page as of 6 November 2026. Sales have not started.

Specifications and project partners

The announced design comprises a 170-metre tower with 48 above-ground floors, 6 underground floors and 357 apartments. The investors are BBI Development S.A., Liebrecht & wooD and AKIPIA. Juvenes-Projekt (Jacek Świderski) is responsible for the architecture; Pininfarina is designing the common-area interiors and apartment finish options.

Two recreational floors for residents are planned halfway up the tower, including a 25-metre pool, a wellness area and a cinema. The project page lists Fitwel 3★ certification and two Best in Building Health Awards 2026.

What branded residence means

A branded residence is a residential building co-designed by a brand from outside property development. For Roma Tower, that brand is Pininfarina. Its stated role concerns interiors and finish options. The developer is expected to describe the services for residents at the premiere.

Timeline and missing information

The project was announced in 2026. Construction was scheduled to start in autumn 2026, with the premiere and sales launch planned for 2027. These are announced dates, not confirmation that work has been completed. No completion date has been announced.
