Apartment by the Sea: Gdańsk or Gdynia – Prices, Rentals, Districts 2026

For many buyers, an apartment by the sea in the Tricity comes down to a choice between Gdańsk and Gdynia. Both cities lie on the Bay of Gdańsk and are linked by the SKM rail, but they differ in character, prices and the supply of new apartments. Below we compare them using NBP data and the TM Invest offer (as of 07.10.2026): prices per m², prices of studios and 2-room apartments, indicative rental yields and who each city suits better.

Gdańsk and Gdynia – two different cities in one Tricity
The Tricity (Trójmiasto) is made up of three connected cities – Gdańsk, Sopot and Gdynia – on the Bay of Gdańsk. SKM trains run between them every few minutes at peak times, and the Pomeranian Metropolitan Railway (PKM) links Gdańsk Wrzeszcz with the airport and on to Gdynia. Working in one city and living in another is everyday life for many residents.
Gdańsk has more than a thousand years of history, a historic Main Town (Główne Miasto), universities (including the University of Gdańsk and Gdańsk University of Technology) and 35 districts – from seaside Brzeźno and Jelitkowo to new estates in the south. Gdynia is much younger: construction of the port began in 1921, the town received city rights in 1926, and in the interwar years it quickly grew from a fishing village into one of the main centres on the Baltic. The port and the seaside city centre remain Gdynia’s calling card, while in the south of the city lie the Orłowo Cliff (Klif Orłowski) and the forests of the Tricity Landscape Park (Trójmiejski Park Krajobrazowy).

On the primary market, a square metre in Gdańsk is about 2,800 PLN more expensive in asking prices and about 1,600 PLN in transaction prices, according to the NBP. Interestingly, Gdynia’s average asking price on the secondary market is slightly higher than on the primary market – a sign of attractive but older locations in the centre and by the sea. For the same 2-room floor area, the difference in our offer is almost 200,000 PLN in Gdynia’s favour. But the comparison has to be fair: the Gdańsk units are mostly in completed buildings closer to the centre, while Gdynia’s Calma is being built in the southern, more suburban part of the city – about 11.7 km from the centre, according to the developer.
How close to the sea?
None of our developments stands right on the beach – new construction on the shoreline is rare in both cities, and seaside districts are densely built up. In Gdańsk the sanitary inspectorate (PSSE) supervises nine sea bathing areas in the 2026 season, including in Brzeźno, Jelitkowo, Stogi and Sobieszewo. According to the developer, Osiedle Stoczniova in Młyniska is close to the beach in Brzeźno. In Gdynia there are beaches in the city centre (Śródmieście) and in Orłowo, below the Orłowo Cliff; Wielki Kack, where Calma is being built, is the city’s southernmost district, bordering Sopot, with forests and the Tricity bypass (S6) nearby.
If “by the sea” means walking to the beach, check the exact address on a map and the journey by SKM or tram. If what matters more is Tricity life with green space and the sea a short ride away, both options can work.
Buy-to-let: Gdańsk or Gdynia?
For our calculations we use the NBP rent figure: in Q1 2026 the average rent in the group of six large cities that includes Gdańsk and Gdynia was 67.5 PLN/m² per month (excluding service charges and utilities). The NBP does not publish separate rates for these cities, so we use the same one for both; in practice, rents in central Gdańsk and near universities tend to be higher and on the outskirts lower.

Gdynia comes out ahead on gross yield, because the purchase price is lower for a similar rent. Gdańsk, on the other hand, has completed units – you can start collecting rent once the finishing is done rather than after 2028 – and a larger pool of tenants in the centre. Remember that private rental income is taxed at a flat 8.5% up to 100,000 PLN a year (12.5% above that), and finishing and furnishing add to your costs. Who should choose Gdańsk and who Gdynia?
- Gdańsk – if you want a completed apartment closer to the centre or the SKM, plan to let to students and office workers, and value a large city with universities and historic sights. In our offer: Młyniska, Siedlce and, for families, Orunia Górna-Gdańsk Południe.

On the primary market Gdynia is cheaper. According to the NBP, the average asking price in Q2 2026 was 14,298 PLN/m² in Gdynia compared with 17,116 PLN/m² in Gdańsk. In our offer the medians are 14,250 and 20,000 PLN/m².
Can I buy a new apartment right on the beach?
New developments directly by the beach are rare in both cities. None in our offer is on the shoreline – the closest to the sea (the beach in Brzeźno) is Osiedle Stoczniova in Młyniska.
Which city is better for letting?
In our calculations Gdynia gives a higher gross yield (about 5.5–5.8%) than Gdańsk (about 4.1–4.2%), but Gdańsk has completed units and a bigger tenant market in the centre. Always run the numbers for the specific apartment.
How do I get from Gdynia to Gdańsk?
The main link is the SKM, with trains every few minutes at peak times between Gdańsk, Sopot and Gdynia. From some districts, including Wielki Kack, driving via the Tricity bypass (S6) is also convenient.
Is an apartment in the Tricity a good investment?
The Tricity has a large job and tourism market, but prices – especially in Gdańsk – are high. Profitability depends on the purchase price, finishing costs and whether you expect long-term growth in value. This article is not investment advice.
