New flats in Wilanów today mean above all large sizes: in our offer the median price is about PLN 20.5k/m², and two thirds of the available units are over 100 m². Smaller flats can also be found — from about PLN 652k in Miasteczko Wilanów. Below we show current prices, a list of projects, transport (including the tram to Wilanów) and suggest who this district suits.

The district in numbers: where new flats are being built

Wilanów lies in the southern, left-bank part of Warsaw. It borders Mokotów to the north, Ursynów to the west, Wawer to the east across the Vistula, and the Konstancin-Jeziorna municipality to the south. According to GUS, 53,547 people lived here on 1 January 2026, about 1,458 people per km² — far fewer than in districts closer to the centre.

The city information system divides the district into eight areas: Wilanów Wysoki, Wilanów Niski, Wilanów Królewski, Błonia Wilanowskie, Powsinek, Zawady, Kępa Zawadowska and Powsin. For a buyer of a new flat two directions matter most:

  • Miasteczko Wilanów (in the Błonia Wilanowskie area) — denser, urban multi-family development with services on the ground floors, around aleja Rzeczypospolitej and the Temple of Divine Providence. The tram route ends here and here is the widest choice of flats in apartment blocks.
  • Zawady, Powsin and Powsinek — the southern and eastern part of the district, closer to the Vistula. Low-rise development prevails: houses, terraced houses and small buildings. It is quieter and greener, but transport relies on buses and cars.

How much do new flats in Wilanów cost in 2026

Below are the offer prices of units available in our offer — they are not transaction prices or the whole market of the district, but they show well how much to prepare for a talk with a developer.

How to read these numbers:

  • The structure of the offer is unusual. In most Warsaw districts 2- and 3-room flats dominate. Here 47 of the 69 units are 5-room units in low-rise development, which is why the median price (PLN 2.76m) and median size (138 m²) are so high. This results from the profile of two projects, not from the "price of an average flat" in the district.
  • The price per metre depends on the form of development. Large units in Miasteczko Wilanów cost about PLN 23.4–25.5k/m², and three-storey houses by the Vistula in Zawady about PLN 15.8–17.5k/m². Hence the wide spread: 80% of the offer falls in the range of about PLN 16–25k/m².
  • Small flats are relatively cheap for Wilanów. The median for 2-room flats is about PLN 20.1k/m², less than in Mokotów by the metro (table below).
  • All units are under construction. Completion dates: Q4 2026, Q3 2027 and Q4 2027. We currently have no flats ready for immediate handover in the district.

Example: what a 2-room flat in Miasteczko Wilanów really costs

Take a 2-room flat of 45.79 m² in the Royal Garden W7 project — its price, PLN 929,537 (PLN 20,300/m²), is exactly the median for 2-room flats here. A parking space is not mandatory, but most families will use one. According to the project's price list, a space in the underground garage costs from PLN 55,000 and a storage unit from PLN 35,000.

  • Flat: PLN 929,537

  • + storage unit (cheapest): PLN 35,000
  • = PLN 1,019,537, or about PLN 22,266 for every metre of the flat
  • 20% down payment with a mortgage: about PLN 203,907 (plus notary and court costs and finishing)

The conclusion: the price-list price is not everything. When comparing offers in different districts, count the full cost — with parking space and storage unit — because these items can add a few percent to the price.

  • Royal Garden W7 (Green House Development) — the only project in the district with studios and 2–3-room flats in our offer. A low building (ground floor and two storeys), underground garage, gated grounds, district heating. 22 of 85 units are on sale, from PLN 19,900 to 23,000/m².
  • Royal Garden W1 (Green House Development) — the same complex, but with large 5-room units: about 110 m² on the ground floor or about 138 m² on the upper floor; the project description lists a garden, terrace and balcony as appurtenances. 28 of 56 units are on sale, about PLN 23.4–25.5k/m². A space in the underground garage costs PLN 55,000.
  • VISLA (ROHE) — a project of 22 three-storey houses in Zawady, by the Vistula embankment. Each is about 167–174 m² with a small garden and a terrace; three parking spaces are available (one in the garage and two outside), gas heating. The price per metre is the lowest in the district, about PLN 15.8–17.5k.

A comparison that often surprises: for roughly the same money you get completely different sizes here. Unit A01.01 in Royal Garden W1 is 110.44 m² and costs PLN 2,759,896, while house 1B in VISLA is 167.16 m² for PLN 2,640,000. The difference: 56.7 m² more for PLN 119,896 less. You pay for different things, though — in Miasteczko for urban infrastructure and the tram, in Zawady for space and quiet at the expense of the commute.

The tram to Wilanów and other transport

For years the weak point of Wilanów was the commute to the centre — by bus or car only. That changed on 29 October 2024, when the first tram with passengers reached Miasteczko Wilanów. The new section runs from the junction with Spacerowa along Belwederska, Sobieskiego and aleja Rzeczypospolitej, is about 6.5 km long and has 12 new stops. According to the city, it is the longest tram section opened in Warsaw since the 1950s.

The tram runs along streets, so the journey time depends on signals and traffic — when choosing a flat, check it in the current timetable for the specific stop. There is no metro in the district. The nearest M1 station, Wilanowska, despite the name lies in Mokotów, on ulica Puławska; from the district you have to get there by bus. Right by this station, already in Mokotów, the project Apartamenty Metro Wilanowska is being built (Dom Development, completion Q2 2028). It is a good alternative for people who look for "Wilanów" but in practice need the metro — but at a higher price per metre, as the comparison shows:

Character of the district: palace, greenery and Miasteczko Wilanów

The district's showpiece is the Baroque Wilanów Palace with its park — one of the most important monuments in Warsaw. In Miasteczko Wilanów, in turn, the Temple of Divine Providence dominates. But Wilanów is above all a residential district: plenty of greenery, land by the Vistula, and in the south Powsin with the PAN Botanical Garden.

Miasteczko Wilanów is a completely different scale from the historic part of the district — compact blocks of flats, services and restaurants on the ground floors, everyday errands can be done on the spot. Zawady and Powsin are, in turn, single-family houses and low-rise development, closer to nature but farther from shops and rail transport.

Who Wilanów suits and what to watch out for with large sizes

Wilanów is most often chosen by families who need a large flat — 4–5 rooms, a small garden or terrace — and want to live within Warsaw rather than outside the city. It also suits people working remotely or in the southern part of the city. It suits less those who commute to the centre at rush hour every day and want the metro at their door.

  • VAT on a large unit. The preferential 8% VAT covers a dwelling of up to 150 m² and a single-family house of up to 300 m². The part above the limit is taxed at 23%. Units in Royal Garden W1 (up to 138.31 m²) fall within the limit. In VISLA (167–174 m²) what matters is what you actually buy — a house or a separate unit — which follows from the prospectus and the contract.   • A high down payment. For a unit at PLN 2.76m a 20% down payment is about PLN 552k, and the loan amount exceeds PLN 2.2m. Such an amount requires a high income and a careful comparison of bank offers.
  • Layout and garden. For ground-floor units with a garden, check in the contract whether the garden is part of the unit or you only have a right of exclusive use.
  • Running costs. A large size means higher charges to the community and heating; in a house with its own gas boiler you bear these costs yourself.

Does a tram run to Wilanów?

Yes. Since 29 October 2024 trams reach Miasteczko Wilanów along a route via Belwederska, Sobieskiego and aleja Rzeczypospolitej. According to Warsaw City Hall, lines 14 (towards Politechnika and Ochota) and 16 (via Marszałkowska to Piaski) run from Wilanów.

Is there a metro in Wilanów?

No. Wilanowska station on line M1 is in Mokotów, on Puławska. From Wilanów you can get there by bus, or choose a tram that goes to the centre without changing.

Is Miasteczko Wilanów a good place for a family?

For many families yes: compact development with services on the spot, plenty of greenery around and a tram to the centre. It is worth working out the budget, though — large flats here usually cost over PLN 2.7m, so families who want more metres for a lower price often consider Zawady or other districts as well.

When will new flats in Wilanów be ready?

All projects in our offer are under construction. Royal Garden W7 is due in Q4 2026, VISLA in Q3 2027 and Royal Garden W1 in Q4 2027.
