Choosing a district in Łódź really means choosing between three lifestyles: the tenement-house centre with its large parks, post-industrial Widzew, which is changing before our eyes, and the quieter southern district of Górna. Below we compare the parts of the city where new flats from our offer are being built – what they are like, who they suit and what a square metre costs there – based on TM Invest offer data as of 07.10.2026.

Districts and neighbourhoods of Łódź – how to read the map

Since 1 January 1993 Łódź has been a single urban municipality, and on 8 April 2000 it was divided into 36 neighbourhoods (osiedla), which are today’s auxiliary units. The five former districts of 1960–1992 (Bałuty, Górna, Polesie, Śródmieście and Widzew) no longer formally exist, but residents, the media and developers still use them. That is why listings often give both the district and the neighbourhood – for example “Polesie, Stare Polesie” or “Górna, Górniak”.

The former districts are large and varied. Widzew is the largest by area (90.8 km²), Górna covers 71.9 km² and Polesie 46 km². Each has 19th-century tenement houses and former factories, as well as communist-era blocks and new buildings. So we treat a district as a rough map, and when choosing a flat we always go down to the level of the neighbourhood and the street.

Polesie – the widest choice and a park on the doorstep

Polesie is the western part of the city. The tenement-house centre begins on its eastern edge, and on the border with Bałuty stands Manufaktura – a shopping and leisure centre opened in 2006 on the site of Izrael Poznański’s former factories. Polesie is also home to Park na Zdrowiu (officially Józef Piłsudski Park), the largest park in Łódź at over 188 ha. According to the developer, Park Poniatowskiego and the Atlas Arena are also close to the Filo developments.

Polesie has the most flats in our offer: 468 in 5 developments, with a median of 13,750 PLN/m². In the Politechniczna neighbourhood, UniverCity is under construction (293 flats, due Q3 2028, 1.3 km from the centre according to the developer), together with Osiedle Filo II and Osiedle Filo on ul. Wołowa (Q4 2026). In Stare Polesie there is Osiedle Ergo on ul. Legionów (130 flats, Q4 2026, from PLN 273,735) and the completed Agosto on ul. 6 Sierpnia – with the lowest median price per metre in the whole Łódź offer (10,000 PLN/m²), but only 17 flats left.

Who it suits: people who want to live close to the centre and greenery, singles and couples buying a studio or a two-room flat (this is where most of the smaller units are), and investors. All listings: new flats in Polesie, plus Politechniczna and Stare Polesie separately.

Widzew – completed buildings next to former factories

Widzew is the eastern part of Łódź and the largest of the former districts by area. It is home to Księży Młyn, a complex of textile mills built from 1824 onwards and bought in 1870 by Karl Scheibler, one of the city’s leading industrialists. The old factory buildings and workers’ houses give the area a character no new estate on the outskirts can match.

In our offer, Widzew means 175 flats in two completed developments, with a median of 13,775 PLN/m². Forum on ul. Targowa has the widest range of sizes in the city – from studios to five-room flats of up to 95.1 m²; according to the developer, the Teatr Wielki, the Science and Technology Centre and the EC1 Planetarium are nearby. On ul. Targowa, next to Łódź Fabryczna station, the EC1 complex operates in a restored former power station. Osiedle Faktoria in Księży Młyn has 31 two- and three-room flats available from PLN 335,157.

Who it suits: buyers who want a flat in an already completed building rather than waiting years for the keys, families needing three or four rooms, and rail commuters – the new Łódź Fabryczna station has been open since 2016. Remember that a completed flat is handed over in stan deweloperski (shell-and-core) and needs fitting out. All listings: new flats in Widzew, Fabryczna Widzew and Księży Młyn.

Górna – the lowest entry price in the south of the city

Górna is the southern part of Łódź. Its name comes from the former Upper Market (Rynek Górny), today’s Plac Reymonta. The Górniak neighbourhood lies at the southern end of Piotrkowska Street, the city’s main street, which runs for about 4.2 km from Plac Wolności to Plac Niepodległości. The Górniak market hall, built in 1934, stands by Plac Niepodległości, and the Jasień river flows through the neighbourhood.

Our offer in Górna consists of one large development: Gardenia on ul. Grabowa – 246 flats, due Q4 2027. It has the lowest median in Łódź (12,425 PLN/m²) and the cheapest flat in the whole catalogue – PLN 259,686. Two-room flats start at PLN 350,195, and the median price of a two-room flat is PLN 491,649. According to the developer, the estate is gated, with a playground and a relaxation area, 2.7 km from the centre.

Who it suits: first-time buyers on a limited budget, investors looking for a low entry price, and anyone who can wait for completion until the end of 2027. All listings: new flats in Górna and Górniak.

What about Śródmieście and Bałuty?

Śródmieście includes Nowe Centrum Łodzi (New Centre of Łódź) – the area around Łódź Fabryczna station and EC1, which has been redeveloped over many years as a new multi-purpose part of the centre. Bałuty is the northern part of the city. How to choose a district to buy a flat in Łódź

  • Budget – up to PLN 450,000 you will mainly be buying a studio (most of them at UniverCity, Gardenia and Osiedle Ergo); two-room flats at that price are mostly at Gardenia (29 units). From PLN 550,000 you can choose in all three districts.
  • Timing – if you want to sign the final notarial deed quickly, look at the completed Forum, Agosto and Osiedle Faktoria; the rest will be ready at the end of 2026, 2027 or 2028.
  • Size – four- and five-room flats are mainly at Forum and Agosto, studios above all at UniverCity, Gardenia and Osiedle Ergo.
  • Surroundings – visit the area at different times of day; in Łódź the neighbourhood can change from one street to the next.
