The widest choice is at UniverCity in the Politechniczna neighbourhood: 293 flats from 25.2 to 62.3 m², 181 of them one-room units. According to the developer, the project has 693 flats, is 1.3 km from the centre and comes with an underground car park and a gated site. The lowest entry point is at Gardenia on ul. Grabowa in Górniak – 246 flats, a median of 12,425 PLN/m² and two-room flats from PLN 350,195. Forum on ul. Targowa is an already completed building with a wide range of sizes, from studios to four- and five-room flats of up to 95.1 m².

Completed or under construction?
In Łódź you have a genuine choice. The three completed developments – Forum, Agosto and Osiedle Faktoria – have 192 flats available. You can view the building and sign the final notarial deed quickly. Remember, though, that developers hand flats over in stan deweloperski (shell-and-core standard): they need fitting out before you can live in them, which usually takes from several weeks to a few months. The remaining 697 flats are under construction: Osiedle Filo, Filo II and Osiedle Ergo are due in Q4 2026, Gardenia in Q4 2027 and UniverCity in Q3 2028.
