New Flats in Wlochy, Warsaw 2026 – Prices, Estates, Commute

New flats in Wlochy (Włochy) cost on average about PLN 17.65k/m² in our offer – slightly less than the median for Warsaw as a whole, even though the district lies right next to Ochota and has its own railway stations with a fast connection to the centre. The downside is the proximity of Chopin Airport and the aircraft noise that comes with it. The district in numbers: where it lies and what it consists of
Wlochy is a left-bank district in the south-west of Warsaw. According to Statistics Poland (GUS), on 1 January 2026 it had 51 499 residents over an area of 28.63 km² – roughly 1.8k people per km². It borders Ursus, Bemowo, Wola, Ochota, Mokotów and Ursynów, and to the south the Pruszków county.
The City Information System (MSI) divides the district into eight areas: Okęcie, Opacz Wielka, Paluch, Raków, Salomea, Stare Włochy, Nowe Włochy and Załuski. Until 1951 the district was a separate town; in the third decade of the 20th century part of the former estate was parcelled out for a garden city, which is why low-rise buildings still dominate the older parts of the district. Chopin Airport, the largest airport in Poland, operates on its territory, in Okęcie.

The median is about PLN 18.35k/m², but the spread of prices within the building is large (from about PLN 14.5k to 23.2k/m²), so it is worth comparing specific units rather than just the “price from”.
- Neo Nova Ochota – despite the name, all phases lie within the boundaries of the Wlochy district, on ul. Łopuszańska. Phase 5 has the most units (44 flats, including 21 two-room and 3 large five-room ones), while phases 1 and 2 are already completed. If you are looking for a flat “in Ochota”, check the address, not the name of the estate.
- Aleja Krakowska 201 – a small, completed building (ground floor to 3rd floor) with 2- to 4-room flats; it has the lowest price per square metre in our Wlochy offer – from about PLN 14k/m². The building stands on the main arterial road leading towards the airport, so before buying it is worth listening to how much street and aircraft noise you can hear at different times of day.

Getting to the centre: rail instead of the metro
There is no metro in Wlochy, and the journey to the centre relies mainly on rail. There are four stops in the district, served by three kinds of rail service:

Line S1 links Pruszków with Otwock via Warszawa Włochy, Zachodnia, Ochota and Śródmieście. Lines S2 and S3 start at Chopin Airport and run via Warszawa Służewiec, Żwirki i Wigury, Rakowiec and Aleje Jerozolimskie to Warszawa Zachodnia, and then on via Śródmieście or Centralna respectively. The WKD (Warsaw Commuter Railway) runs from Grodzisk Mazowiecki via Raków and Salomea to Warszawa Śródmieście WKD. In practice, how convenient the commute is depends on how far you have to walk to the nearest stop – check this on a map for the specific address before you reserve a flat.

Chopin Airport and noise: the limited-use area
For Chopin Airport, the Mazovian Regional Assembly created a limited-use area (OOU) by resolution no. 76/11 of 20 June 2011 (amended by resolution no. 153/11). According to the noise protection programme adopted by the Assembly in 2024, the area is still in force. The description of the boundaries in the annex to the resolution shows that the OOU covers a large part of Wlochy, and its outer boundary runs as far as Bemowo, Wola and Ochota.
- Zone Z1 (closest to the airport, night-time noise above 55 dB) – a ban on designating land for, and locating, new residential buildings, hospitals, care homes and facilities for children and young people. Part of this zone lies in Wlochy.
- Zone Z2 (night-time noise 50–55 dB) – residential development is permitted, but hospitals, care homes and facilities for children and young people may not be built here.
- The whole area – new buildings must have adequate acoustic insulation of external walls, windows, doors and roofs, in accordance with the Construction Law (Prawo budowlane).
What does this mean for a buyer? Being located in the OOU does not rule out a purchase, but it is worth doing the following: check on the map in the annex to the resolution which zone the building lies in; ask the developer about the acoustic parameters of the windows and the ventilation; visit the area at peak air-traffic hours. It is also an argument in price negotiations.
Character of the district, pros and cons – who is Wlochy for?
Wlochy is a district of mixed character: low-rise buildings of the former garden city in Stare and Nowe Włochy, older estates, areas connected with the airport, and new blocks being built, among others, along ul. Łopuszańska and in Raków. The district is home to three forts of the former Warsaw Fortress: V “Włochy”, VI “Okęcie” and VII “Zbarż”.

Who is it for? Wlochy suits people who commute by rail to work in Ochota, Wola or Śródmieście, who fly often or work at the airport, and families looking for three rooms on a budget below PLN 1 million.
