Flats with a 2027 completion date are today the widest part of the under-construction offer: our catalogue lists 26 such projects in Warsaw and Wrocław and about 1,360 available units. Below is the full list split by quarter, with the developer, district, price range and median price per square metre, plus a comparison with flats completed at the end of 2026 and in 2028. In Warsaw, more than half of the 2027 units fall in the last quarter of the year. In Wrocław the dates are spread more evenly, and two projects — Rędzińska stage 4 and Małe Wilczyce stage 9 — are delivered in stages, so some buildings will be ready as early as 2026.

In Warsaw, projects with a 2027 completion date are in ten districts, from Białołęka and Ursus to Śródmieście. The price spread is very wide: from about PLN 12.6k/m² in Wawer and Białołęka to over PLN 30k/m² in apartment buildings in Wola and Śródmieście.

In Wrocław, a square metre in projects completed in 2027 is cheaper than in Warsaw by about PLN 2.8k (median 15,099 vs 17,850 per m²). It is cheapest in Fabryczna and Psie Pole, and most expensive in Śródmieście near Bulwar Północny.

Is a flat with a 2027 completion date cheaper than a ready one, or than one that will appear in two years? Below are the same indicators for four completion groups.

Medians depend first of all on where the projects are, not on the date itself. In Warsaw the high median for 2028 is explained by only three projects in that group, including a large one in Mokotów by the metro. In Wrocław, 2028 includes projects in the centre and in Stare Miasto, while the 2027 group is weighted towards cheaper units in Fabryczna. Buying an under-construction flat 2027 – what payments and the mortgage look like
When you buy a flat today with 2027 completion, you sign the contract with the developer roughly 12–18 months before you get the keys. You do not pay the whole price at once. The Developer Act (consolidated text Dz.U. 2026 item 880) provides that you pay into the housing escrow account after each stage of construction defined in the schedule is completed, and the developer informs you when each stage is done (Art. 8). The amount and dates of the payments must be written into the contract (Art. 35(1)(9)). How the account and the Developer Guarantee Fund work is explained in the article Escrow account and DFG.
With a mortgage, the bank pays out the money in tranches, in line with this schedule. Usually you first pay the down payment, and the bank pays the next parts after construction progress is confirmed. Until the whole loan is paid out, you pay interest only on the amount already disbursed. Example: a 2-room flat in Metro Art 14 completed in Q4 2027
A 2-room flat of 39.14 m² in the Metro Art 14 project in Praga-Południe costs PLN 747,574 in our offer (PLN 19,100/m²). Assume a 20% down payment (PLN 149,515), a loan of PLN 598,059 and a 6% rate — the average on new housing loans in July 2026 according to NBP. The schedule below is indicative; you will find the real one in the developer contract.

Until you get the keys you would pay about PLN 16.4k in interest in this example. If the bank paid out the whole loan already in month 6, it would be about PLN 26.9k (598,059 × 6% × 9/12). Remember, though, that during construction you usually keep paying for your current home — rent or the payment on an old loan — so these costs should be added to your budget.
Layout changes – the advantage of buying early
The further the completion date, the more you can change in the layout: move partition walls, electrical points or water outlets in the bathroom. Developers accept changes only up to a certain construction stage and usually charge for them. Details, costs and deadlines are described in the article Layout changes with the developer.
Flat completion date 2027 – what if the developer is late?
The completion date in the catalogue is information from the developer and may change. What binds is the dates written into the developer contract. The contract must contain, among other things, the start and end date of the works (Art. 35(1)(12)), the date of handover of the unit (point 17) and the date of transferring ownership to you (point 7). The last one can be later than the end of construction — so read the contract, not just the sales brochure.
If the developer does not transfer ownership by the contractual date, you have the right to withdraw from the contract (Art. 43(1)(6)). First you must give it an additional 120-day period; only when it passes without result can you withdraw. You keep the claim for the contractual penalty for the period of delay (Art. 43(3)) — if the contract provides for one, so it is worth checking its amount (Art. 35(1)(14)).
- You submit the withdrawal statement in writing with a notarised signature and with consent to deleting the claim from the land and mortgage register (Art. 45(1)).
- After withdrawal the contract is deemed not concluded, and you bear no costs of withdrawing (Art. 44(2)).
- The developer must return the money paid to it from the escrow account within 30 days of receiving the statement (Art. 44(3)).
Withdrawal is a last resort: with a mortgage paid in tranches it must be agreed with the bank. It is better to prevent problems: before signing, check the developer and its past deadlines (how to check a developer) and have the contract reviewed. Is an under-construction flat cheaper than a ready one?
Not always. In our Warsaw offer the median for ready flats (PLN 16,274/m²) is lower than for flats completed in 2027 (PLN 17,850/m²), because the price is determined mainly by location. The advantage of buying under construction is rather a wider choice of flats, payments spread over time and the possibility of layout changes.
When is the best time to buy a flat completed in 2027?
If choosing a specific layout or floor and making layout changes matter to you — earlier, while the offer is full. If you prefer a lower risk of delays — closer to the end of construction, when real progress is visible. The timing is worth aligning with your loan and with the end of your lease or the sale of your current flat.
What should I do if the developer postpones the completion date?
Check what ownership transfer date is written into the developer contract and whether a contractual penalty is provided for. If the contractual date passes, you can give the developer 120 days to transfer ownership and, if that passes without result, withdraw from the contract while keeping the claim for the contractual penalty.
