How to Furnish a 2-Room Flat of 35–45 m² – Layouts, Furniture, Budget

A 2-room flat of 35–45 m² is easiest to furnish when you treat it as two zones: a day zone (a living room with a kitchenette, a dining area and often a place to work) and a night zone (a bedroom with a wardrobe). Most depends on the layout you choose when buying – a bedroom that can actually be furnished, the length of wall for the kitchenette and an alcove for a wardrobe in the hallway. The cheapest "twos" of about 36–37 m² can be found, for example, in Osiedle Salvia in Białołęka (36.07 m² for PLN 449 317) and in Aleja Platanowa 2 in Fabryczna (37.21 m² for PLN 453 218) – both developments are under construction. Typical layouts of a 2-room flat with a kitchenette
In new blocks almost every 2-room flat is a living room with a kitchenette plus a separate bedroom. The regulations make this easier: one- and two-room flats do not have to be ventilated through (§ 91), so all the windows can face one side. The differences begin in the details:

A simple bedroom test: a 160×200 cm bed with passage of about 60 cm on both sides takes up a strip about 2.8 m wide, and a wardrobe 60 cm deep with about 70–80 cm of space to open it needs a further about 1.3–1.4 m. A room of about 3 × 3.3 m (about 10 m²) therefore fits both pieces of furniture without improvising. How to furnish a 2-room flat – scenarios
Furnishing a small flat for a couple
The simplest scenario: a bedroom only for sleeping and clothes, a living room for everything else. In the living room place the sofa with its back to the kitchenette or sideways to the window, and between it and the kitchen – a table for 4 people, which separates the cooking zone from the relaxation area. If guests stay overnight rarely, instead of a sofa bed choose a more comfortable sofa or corner sofa, and for those few nights a year – a folding mattress.
Home office in 40 m²
A desk in the bedroom works when one person works – in the evening work disappears from the living room. When both of you work, plan one workstation by the window in the living room and the other in the bedroom, and for video calls choose a wall without the kitchenette in the background. A 120×60 cm desk with a chair needs about 1.2 × 1.4 m of floor; plan sockets and a separate lamp for it. A dining table as a desk works only temporarily – clearing the laptop away every day before dinner quickly becomes tiring.
A 2-room flat for a family with a child
With a baby a 60×120 cm cot and a chest of drawers with a changing mat in the parents' bedroom are enough. When the child grows, the typical move is to give them the bedroom and give the parents a sofa bed or bed in a separated part of the living room (an open shelving unit, a curtain, a sliding partition). That is why, when buying with a family in mind, it is better to choose a layout with two rooms entered from the hallway and a living room wide enough to fit a sleeping area. Plan storage with a margin: a pushchair, car seat and the child's seasonal things are best kept in the storage unit or in the hallway built-ins.
Two rooms to let
Tenants of 2-room flats are most often couples or two people sharing a flat – for the latter, two rooms entered from the hallway matter. Durable materials, a washing machine, a dishwasher and wardrobes in both rooms count. Arranging a 40 m² flat – zones, storage, kitchen and floors
- Zones in the living room. You can separate the kitchenette, dining area and relaxation area in one room with a rug, lighting (separate circuits over the worktop, over the table and by the sofa) and the placement of the sofa. A kitchen peninsula can be both a work surface and a breakfast bar.
- Storage. In 40 m² you usually need two large wardrobes: in the bedroom for clothes and in the hallway for jackets, shoes and the vacuum cleaner. Floor-to-ceiling built-ins, a bed with a storage box and a cabinet above the washing machine give more space than additional chests of drawers.
- Kitchen. In a multi-room flat a kitchenette in the living room requires ventilation, and the hood must be connected to a separate chimney duct – usually the developer provides an outlet in one place, which determines the position of the hob. Floor-to-ceiling units and fronts in the colour of the walls make the kitchenette "disappear" from the living room.

How much does furnishing a 40 m² 2-room flat cost?

Example: you buy a 2-room flat in Wroclaw for PLN 662 405 – the median price of a "two" in our offer. Furnishing in the medium option (PLN 33–53k) is about 5.0–8.0% of the price of the flat, i.e. about PLN 820–1 330 for each of the 40 m². In Warsaw, with a median of PLN 755 824, the same amount is about 4.4–7.0% of the price. Where to save and where not? A bed with a good mattress and wardrobes in the hallway are furniture for years – here a cheaper choice shows quickly. A sofa, table and lamps are easy to replace later. In the kitchen, simple laminated fronts with decent hinges and drawers give the most, instead of expensive lacquered fronts.
