A parking space and a storage unit – prices 2026 and whether you have to buy

A parking space in the garage of a new block now usually costs from a developer 30–50 thousand zł in Warsaw and 30–65 thousand zł in Wrocław. In the very centre prices reach 100–180 thousand zł. A storage unit (komórka lokatorska) is most often 10–25 thousand zł. The Act does not oblige you to buy either a space or a storage unit, but a lot depends on the offer of a specific development. Below we compile prices from developers' price lists, explain in what legal form a parking space is bought, and calculate by how much the total purchase budget rises.

How much does a parking space from a developer cost? Prices in Warsaw and Wrocław

Since July 2025 developers pass price data once a day to the minister responsible for digitalisation (art. 19b of the Developer Act). The data are published on the dane.gov.pl portal, and alongside the prices of flats the prices of parking spaces, storage units and bicycle boxes go there. We went through the files of 26–27 September 2026 for developments in Warsaw and Wrocław. You will find most of them in our catalogue.

Several patterns follow from the table. In Warsaw outside the centre a typical space in a garage costs 30–48 thousand zł. Even within one building there are sometimes several price levels, because wider spaces, family ones, those by the entrance or with the option of fitting a charger are dearer. A space on a parking platform (two-level) or a dependent one, that is set "one behind another", is clearly cheaper. In Apartamenty Krakowska the difference is 10 thousand zł, and in the Aleja Krakowska 201 development the lower and upper platform differ by 20 thousand zł. In Wrocław the spread is larger: from 29 thousand zł in Psie Pole to 69–99 thousand zł in an apartment building by the Oder.

For comparison: 40 thousand zł is roughly 2.8 m² of a flat in Białołęka, where the median price is 14,122 zł/m² according to data from the TM Invest offer, as of 27 September 2026. What are you actually buying? The legal forms of a parking space and a storage unit

In the price list you see "parking space no. 42", but legally it may be several different things. The form decides what will be in the notarial deed, what the VAT will be and whether the space can later be sold separately.

A share in a garage unit with a quoad usum agreement

This is the most common solution in garages. The whole garage is one non-residential unit, that is a separate property with its own land and mortgage register (art. 2 sec. 1 of the Act on Ownership of Premises). You buy a share in it, e.g. 1/80, and the co-owners in an agreement set out who uses which space. This is a so-called quoad usum division. Such an agreement also operates against the next acquirer of the share if they knew of it or could easily have learned of it (art. 221 of the Civil Code). It is safest when the manner of use is disclosed in the garage's land and mortgage register (art. 16 sec. 2 pt 3 of the Act on Land and Mortgage Registers and Mortgages). You can sell the share without the consent of the other co-owners (art. 198 of the Civil Code), and the buyer may be, for example, a neighbour from the block.

A garage or storage unit as an ancillary room

The Act on Ownership of Premises allows ancillary rooms to be assigned to a flat as its component parts: a cellar, an attic, a storage unit or a garage. They need not adjoin the unit and may even lie outside the building (art. 2 sec. 4). This is how storage units are most often sold. Such a storage unit has no register of its own and cannot be sold without the flat. Its area, however, increases your share in the common property (art. 3 sec. 3), and therefore also the advance payments towards management costs. A right of exclusive use of a common area or a separate unit

Surface spaces in front of the building or storage units in a corridor are often owned by nobody. They are part of the common property, and you get the right of exclusive use of them under an agreement on the manner of use. Less often you will meet a lockable garage box separated as an independent unit with its own register. The condition is that it must be separated by permanent walls (art. 2 sec. 2 of the Act). Always check in the draft developer agreement which form applies to your space. This is one of the questions from our list of what to ask a developer.

Do you have to buy a parking space together with the flat?

There is no provision that would oblige a purchaser to buy a parking space or a storage unit. The obligations lie on the investor, not on the buyer. The local plan must set, among other things, the minimum number and manner of providing parking spaces, including spaces for people with a parking card (art. 15 sec. 2 pt 6 of the Act on Spatial Planning and Development). It may also set their maximum number (art. 15 sec. 3 pt 12). A developer must therefore build a certain number of spaces, but to whom and in what package it sells them is a matter of its offer.

In practice you will meet three models. In the first you buy the space and storage unit optionally. In the second the developer sells some flats (e.g. larger ones or ones with a garden) only with a space in a package. In the third the space is included in the price of the unit. Each is permitted, but the developer must show prices in advance. If the price of the space is not included in the price of the flat, it must publish it on its website together with the history of changes (art. 19a sec. 1 pt 2 and sec. 2). If on signing the agreement the price turns out higher than the published one, you may demand a contract at the price more favourable to you (art. 19a sec. 6). Is it worth buying a space if you have no car? There are usually not enough spaces in the garage once the estate is occupied. Buying a space later may be hard or dearer, and a well-placed space is easy to let (more on that below). On the other hand 30–50 thousand zł is often several loan instalments a year. If the budget is tight, it is better to choose a slightly larger flat than a space you will not use.

With a loan and a 20% deposit the space and storage unit mean an additional 11–12.5 thousand zł of deposit. If you want to finance them with the loan, ask the bank whether the same loan agreement and the same mortgage security will cover them.

VAT, the notary and the land and mortgage register – additional costs

VAT. A space and storage unit sold together with the flat, without a separate register and for one price, usually carry the flat's rate, that is 8%. In the data we went through most developers (e.g. Robyg, Polaris, Lokum) state 8% also for garage spaces. When a space has its own register and is a separate object of sale, the tax authorities treat it as a separate supply, which may mean 23%. The notarial fee. The value of the space increases the value of the act on which the fee is calculated. For a value from 30 to 60 thousand zł the maximum rate is 710 zł plus 1% of the excess over 30 thousand zł (§ 3 pt 4 of the regulation on maximum rates of the notarial fee schedule). When you buy a space for 40,000 zł under a separate contract, this gives at most 810 zł net. If the transfer takes place in performance of an obligation contract, e.g. a developer agreement, the maximum is half, that is 405 zł net (§ 6 pt 2). 23% VAT is added to the fee. When the space is in the same deed as the flat, ask the notary how they will calculate their fee. The regulation sets only an upper limit. More: the notarial fee.

Court fees. A garage unit already has a land and mortgage register set up by the developer, so you pay for entering your share. The fee is a part of 200 zł proportional to the share, but not less than 100 zł (art. 42 sec. 2 of the Act on Court Costs in Civil Cases). With a share of 1/80 you will therefore pay the minimum, that is 100 zł. If the agreement on the manner of use is also entered in the register, a fee as for entering a claim is added, that is 150 zł (art. 43 pt 3). Property tax. A room for storing vehicles in a residential building is taxed like a residential part (art. 1a sec. 2c of the Local Taxes and Fees Act). In 2026 the rate in Warsaw and Wrocław is 1.25 zł/m². With co-ownership of a multi-space garage you pay according to your share (art. 3 sec. 4a). A parking space as an investment – does letting pay?

In rental adverts of September 2026 a space in the garage of a new block usually costs 300–400 zł a month in Warsaw and 200–300 zł in Wrocław (indicative ranges from adverts). In the centre rates are higher. Income from private letting is taxed by lump-sum tax: 8.5% up to 100 thousand zł of revenue a year.

From the result deduct the advance payments for maintaining the garage (lighting, ventilation, cleaning, the gate), which the community often charges separately from space owners. The high rate in Warsaw results from the low price of spaces outside the centre, but a tenant is easier to find by the metro and in dense development. How much does a parking space in Wrocław cost?

In price lists of September 2026 the cheapest spaces in a garage cost about 29–35 thousand zł (Psie Pole, Fabryczna), typical ones 45–65 thousand zł, and in apartment buildings by the Oder 69–99 thousand zł. Outdoor spaces are cheaper.

Can a developer force you to buy a parking space?

The Act imposes no such duty on the buyer, but a developer may offer some flats only in a package with a space. It must, however, state the price of the space on its website if it is not included in the price of the unit. You then know before reserving how much you will pay in total.

Does a share in a garage have a separate land and mortgage register?

Yes. A garage as a non-residential unit has its own register, in section II of which all co-owners of shares are entered. Your flat has a separate register. When selling the flat the share in the garage must therefore be listed separately in the deed.

How much does a storage unit (komórka lokatorska) cost from a developer?

Usually 10–25 thousand zł, and in dearer locations up to about 35 thousand zł. Some developers price storage units per metre, e.g. 3–5 thousand zł/m², so a 3-metre unit costs about 9–15 thousand zł.

Summary

A parking space in a new block is today an expense of the order of 30–50 thousand zł, and a storage unit 10–25 thousand zł. Together they raise the purchase budget by 7–10%. You do not have to buy them, unless the developer sells the flat in a package. Prices must, however, be open on its website, and since July 2025 they also go to the dane.gov.pl portal.
