How to Sell a Flat Quickly – 12 Ways (Price, Photos, Staging)

A flat sells quickly when from day one it has the right price, a full set of documents and a listing that answers the buyer's questions before they call. Photos, home staging and a flexible handover date shorten the road to the signature, but they will not make up for an inflated price. Below are 12 proven ways, a checklist before publishing the listing, and the data your buyer will compare your offer with – prices of new flats in the same budget.

The starting price – it decides whether you sell quickly
1. Set the price on the basis of transactions, not listings
Prices in listings are sellers' expectations. Buyers and their banks look at what flats actually changed hands for. You will find transaction prices in the real estate price register (the RCN module on Geoportal) – the data is now provided free of charge. Look for flats in the same building or on the same estate, of a similar size and from the last dozen or so months. The first weeks of a listing are the most valuable: the offer is new and appears in the notifications of people who have saved searches. An inflated price "for negotiation" wastes that moment. Remember also the thresholds in portal filters: a flat at PLN 705 thousand will not show up for someone searching "up to PLN 700 thousand".
2. Check the competition from the primary market
A person with a budget of PLN 600–800 thousand looks not only at used flats but also at new ones in the same district. According to TM Invest offer data as at 27.09.2026, they have dozens, even hundreds, of new flats to choose from:

Two conclusions follow from the table. First, if you are asking more per square metre for a used flat than a developer in the same area, you need a strong reason: a finished interior, a better location within the district, a higher floor with a view, a parking space included in the price. Second, you have an advantage where there are few new flats ready for handover – in Wroclaw, of 378 flats up to PLN 600 thousand only 24 are in buildings that have already been completed. A buyer who does not want to wait for the end of construction and fit-out is your customer. You can check current prices of new flats in the catalogue: new flats in Krzyki or in Białołęka.
Example: you are selling a 48 m² 2-room flat from the 90s in Krzyki and want PLN 14 500/m², i.e. PLN 696 000. In the same district the buyer sees 148 new 2-room flats up to PLN 650 thousand (median PLN 599 740, about PLN 15 800/m², usually smaller – the median size of 2 rooms in Krzyki is 39.9 m²). If they are not buying a first flat, on yours they will pay an additional 2% PCC: 696 000 × 2% = PLN 13 920, which they do not pay when buying from a developer. Documents and energy certificate ready before the first viewing
3. Assemble the documents before you publish the listing
A determined buyer wants to sign a preliminary agreement and apply for a mortgage straight away. Prepare in advance the land and mortgage register number (księga wieczysta) and check its content in the electronic land registers (whether sections III and IV hold any surprises), the basis of acquisition (notarial deed, inheritance decision), and a certificate of no arrears in charges and of persons registered as resident. 4. Order an energy performance certificate
The Act on the Energy Performance of Buildings obliges the seller of a flat (including a cooperative ownership right) to ensure a certificate (Art. 3 sec. 1) and to hand it to the buyer at the notarial deed (Art. 11 sec. 1 pt 1). The buyer cannot waive this right, and the notary records the handover in the deed; if there is no certificate, the notary warns you of the fine (Art. 11 sec. 4 and 6, Art. 41). The certificate is prepared by a person entered in the list of authorised persons, generated from the central register, and is valid for 10 years (Art. 14).
What about the listing? Under Art. 13, if a certificate for the flat has been prepared, the seller or a broker acting on their behalf states in the listing the indicators: annual demand for usable energy, final energy and non-renewable primary energy (EP), the share of renewable energy sources and the unit CO₂ emission. So order the certificate before publishing the listing.

5. Photos and a floor plan
Photos decide whether anyone opens the listing at all. A few rules that cost nothing:
- photograph during the day, with all lights on and windows uncovered, the camera at chest height, held level;
- each room from a corner, so that as much floor as possible is visible; the bathroom and kitchen without cosmetics and dishes on the worktops;
- for the first photo choose the brightest room or the view from the balcony, not the staircase;
- add a floor plan with dimensions – the buyer compares the layout with developers' plans, which always have one;
6. Home staging – from cleaning to arrangement
Home staging is preparing the interior so that the buyer can imagine their own life in it. The biggest effect comes from cheap steps: decluttering (the rule – put away half the things from shelves and worktops), removing family photos and collections, repairing small defects (a dripping tap, a torn-out socket, a cracked skirting board), freshening the walls in a neutral colour, new bulbs with the same colour of light, clean grout. Professional arrangement with rented furniture makes sense mainly for empty or more expensive flats – compare the firm's quote with the possible benefit.
How to write a listing for the sale of a flat
7. A description with specifics instead of adjectives
"Spacious, sunny, in a great location" is what everyone writes. The buyer is looking for facts to compare. In the description include: size and layout (e.g. "2 rooms, kitchen with a window, rooms not interconnecting"), floor and lift, orientation, year of construction and technology, the amount of the administrative rent and what it covers, legal status (separate ownership with a land register or a cooperative right), distance to the stop, school and shop in minutes on foot, handover date and – if you have the certificate – the energy indicators. The first two sentences are the most important: that is where you state what beats a new flat in the same area.
8. Listing on several channels
Publish at the same time on the main property portals, in local groups and among neighbours. The same text and the same photos everywhere, with the same price; differing prices on different sites put people off. Viewings, handover date and a buyer with a mortgage
9. Availability for viewings
Most buyers work, so they want to view in the evening and at weekends. Group viewings into fixed windows (e.g. two evenings and Saturday) – more people will see the flat in a shorter time. Before a viewing, air the flat and switch on the lights; prepare a printout with the size, rent, legal status and handover date.
10. A flexible handover date
Some buyers are waiting for the mortgage payout, others for the sale of their own flat or the end of a tenancy. If you can hand over the flat either in a month or in three, say so in the listing – you widen the group of customers. 11. Prepare for a buyer with a mortgage
Many buyers finance the purchase with a mortgage, and then the bank adds its own requirements: it orders a valuation (the valuer must inspect the flat), checks the land register, and the deposit must fit into the mortgage payout schedule. Make this easier: give the valuer quick access to the flat and pass on scans of documents straight after the preliminary agreement. If your flat has a mortgage, ask your bank beforehand for a certificate of the outstanding balance and for the conditions for deleting the mortgage – without this the buyer's bank cannot determine how much to transfer to repay your loan. 12. Read the market signals
Before you lower the price, check at which stage you are losing buyers:

If the photos, description and availability are fine, and for several weeks after publication there is not a single serious offer, the most common cause is the price. It is better to make one decisive adjustment – one that moves the flat into a lower threshold in portal filters – than several small reductions every few weeks, because those signal to buyers that it is worth waiting for the next one.
