Banks offering mortgages to foreigners in Poland (2026) – table

In short: most large banks in Poland do lend to foreigners, but only a few publish detailed rules – for example mBank and Alior Bank in their mortgage regulations. Other banks set their requirements for the residence card, length of employment and income in internal procedures, so in the table we say it plainly: “no public data – we check case by case”. There is no “best bank for foreigners” – before you choose a bank and a flat, check your borrowing capacity with an expert; the down payment starts at 10%, ideally 20%.

Key facts
- No law prevents banks from lending to foreigners – what counts is the bank’s procedures and its assessment of your application.
- Publicly described rules are found in the regulations of mBank (temporary or permanent residence card, EU citizens with registered residence, PESEL) and Alior Bank (income in Poland, registered address).
- UKR status and the CUKR card – none of the banks we reviewed mentions them publicly in its mortgage rules; we check this case by case.
- Currency: a loan may only be granted in the currency of most of your income or assets (Article 6 of the Mortgage Credit Act); in practice that means mainly Polish złoty.
- Down payment: Recommendation S (Rekomendacja S) – 20%, or 10% with additional security; banks may ask for more.
- No ranking: we do not compare banks by interest rate – the offer depends on your situation and changes often.
Banks and mortgages for foreigners – table (as of 11.2026)
The table shows only what banks have published in official documents and on their websites. A gap in public sources does not mean the bank refuses foreigners – it means the rules have to be checked during the application.

|---|---|---|---|---|---|
| mBank | Foreigner with a settlement permit (permanent residence) or a temporary residence permit; EU citizen with registered residence | PESEL number assigned, documented income, borrowing capacity | According to bank rules (no separate figure for foreigners) | Mortgage regulations in force from 15.01.2025. What the table means in practice
Temporary and permanent residence card
The public regulations show that a temporary or permanent residence card (karta pobytu) opens the door to a mortgage at least at some banks. In practice, internal procedures add further requirements: how many months of validity your card has left, how long you have been working in Poland, whether you have a PESEL number and a residential address. A comparison of residence types: Mortgage and the residence card.
EU citizens
A citizen of the EU, EEA or Switzerland with registered residence and income in Poland is usually assessed much like a Polish citizen. The bank will ask for a PESEL number and the certificate of registration of residence.
Ukrainian citizens: PESEL UKR and the CUKR card
None of the banks we reviewed describes publicly how it treats UKR status or the CUKR card for a mortgage. The CUKR card is a temporary residence permit, so formally it falls into the “temporary residence” category, but the final rules depend on the bank. More: Mortgage with PESEL UKR or a CUKR card and Mortgage for Ukrainians.
Income in a foreign currency
The Mortgage Credit Act allows a loan only in the currency in which you earn most of your income or hold most of your assets. Where several currencies are involved, Recommendation S requires the bank to assume a 50% fall in the value of currencies other than the main one. Details: Foreign income and a mortgage in Poland.
Requirements common to all banks
- Borrowing capacity – income, living costs, other instalments and credit limits; the bank calculates the instalment with a buffer for rising interest rates (Borrowing capacity).
- Down payment – under Recommendation S, the loan should not exceed 80% of the property value, or 90% with additional security for the part above 80% (Down payment).
- Loan term – Recommendation S suggests a term of up to 25 years, and a maximum of 35 years; for a foreigner, the bank compares it with how long you plan to stay.
- Credit history – foreign loans are not visible in BIK (the Polish credit bureau); what counts is your history in Poland.
- Documents – passport, residence card or EU document, PESEL, income certificates; foreign documents with a translation.
How to choose a bank – the right order
The most common mistake is choosing and reserving a flat first, and only then looking for a bank. For a foreigner’s mortgage the order should be the reverse:
- a free consultation and borrowing capacity check – taking into account your residence status and the form and currency of your income;
- shortlisting 2–3 banks that will accept your document and income;
- choosing a flat within the budget those banks will finance;
- reservation, mortgage applications and comparing decisions – the bank gives its decision on the 21st day after receiving the application, unless you agree to an earlier one.
If a bank has already turned you down, see Mortgage refused – what next.
How we help
Our mortgage advisers are listed in the register kept by the Polish Financial Supervision Authority (KNF) – as agents of a mortgage credit intermediary; their help is free for the client. At a free consultation we will complete the table for your situation: which banks will accept your residence document and income, and what loan amount you can expect. Then we select flats – for example PLN 800,000–1 million in Warsaw. Consultations are held in Polish, Russian and English. When buying from a developer: in most cases no commission for the buyer – the developer usually pays.
Frequently asked questions
Which bank gives a mortgage to a foreigner most easily?
There is no single bank like that – it depends on your residence status, your income and its currency. Banks that describe their rules publicly include mBank and Alior Bank; at the others we check case by case.
Do banks publish their mortgage terms for foreigners?
Rarely. Some rules are in the regulations, but many requirements – such as the minimum remaining validity of the residence card or length of employment – are set in internal procedures.
Do I need a PESEL number to get a mortgage?
In practice, yes – for example mBank’s regulations require an assigned PESEL number. To buy the flat itself at the notary, a PESEL is not required.
Will an EU citizen get a mortgage on the same terms as a Pole?
Usually yes, if they have registered residence and income in Poland. The bank may ask for the certificate of registration of residence and a PESEL number.
Why are interest rates not in the table?
Because the interest rate and margin depend on your borrowing capacity, your down payment and the bank’s current offer, and they change often. We compare them individually, based on the banks’ information forms.
This article is for information only and does not constitute legal advice or a credit offer. The overview is not a ranking; bank terms change – we always confirm them before an application is submitted.
