Mortgage with PESEL UKR or a CUKR card – what the bank checks (2026)

In short: with a PESEL number carrying UKR status or with a CUKR residence card you can apply for a mortgage, but each bank decides for itself whether it will accept your residence document. UKR status confirms legal stay only until 4 March 2027, and the CUKR card for 3 years, so for a 25–30-year loan the bank looks above all at how stable your stay is, your income in Poland and your BIK history. Check your borrowing capacity with an expert first, and only then choose a flat; the down payment starts at 10%, ideally 20%.

Key facts
- No law prohibits a mortgage for a person with UKR status or a CUKR card – the decision lies with the bank and its procedures.
- UKR status (temporary protection) – legal stay until 4.03.2027. Leaving Poland for more than 30 days means losing protection.
- CUKR card – a temporary residence permit for 3 years; applications are filed electronically until 4.03.2027.
- The bank checks: validity of the residence document, length of employment and income in Poland, BIK, down payment, source of funds.
- Order: first a borrowing capacity assessment with an expert, then choosing a flat and reserving it.
This guide focuses on how to prepare your application. The legal details of UKR status and the CUKR card, deadlines and fees are covered in the article Mortgage for Ukrainians – PESEL UKR, CUKR card, conditions.
What UKR status and the CUKR card mean – from the bank’s point of view
A bank lending for 25 or 30 years has to assess whether you will be able to earn an income throughout the repayment period – Recommendation S (Rekomendacja S) of the Polish Financial Supervision Authority requires this. That is why it matters so much on what basis and for how long you can legally live and work in Poland.
| Situation | Legal stay until | How the bank usually sees it |
|---|---|---|
| PESEL with UKR status only | Until 4.03.2027 (as long as the EU Council decision applies) | Shortest horizon; some banks will not accept the application or will ask for a residence card |
| CUKR card application filed | Still on the basis of UKR status | Proof of filing helps in the conversation, but the bank usually waits for the card |
| CUKR card collected | 3 years from the card’s issue | Assessed like a regular temporary residence card: card validity, continuity of work |
| Further permit, permanent residence or EU long-term resident | Until the card’s expiry date or indefinitely | An increasingly strong position – permanent residence and EU long-term resident status come closest to a Polish citizen’s |
The practical takeaway: if you meet the conditions for a CUKR card and are thinking about a mortgage, it usually pays to apply for the card first and plan the conversation with the bank well in advance. Remember that once you collect the CUKR card you lose UKR status and the benefits linked to it, but you gain a more stable document. More on all types of residence: Mortgage and the residence card.

What the bank checks besides the residence document
Income in Poland and length of employment
A mortgage is easiest with a Polish employment contract (umowa o pracę) paid into a Polish account, ideally after the probation period and with a longer record at one employer. Contracts of mandate (umowa zlecenie), B2B contracts and sole proprietorship are also possible, but banks usually expect a longer income history. The minimum length of employment depends on the bank – there is no single rule. If you run a business, see Mortgage for a self-employed foreigner (JDG and B2B).
BIK history
Loans repaid in Ukraine are not visible in the Polish credit bureau (BIK). A lack of history does not rule out your application, but a small credit card repaid on time or an instalment purchase in Poland gives the bank a reference point. Note: a card limit reduces your borrowing capacity even if you do not use it. It is worth downloading your own BIK report before visiting the bank.
Down payment and source of funds
Recommendation S assumes a 20% down payment, and 10% is possible with additional security, most often low down payment insurance. With a shorter right of stay, the bank may expect more. It is best to keep the down payment money in a Polish account; if you transfer savings from Ukraine or another country, prepare documents showing where they come from (statements, a sale agreement, a gift). More: Down payment – 10% or 20%.
Currency of income
A mortgage may only be granted in the currency in which you earn most of your income or hold most of your assets (Article 6 of the Mortgage Credit Act). With a salary in złoty, the loan will be in złoty. Income in hryvnias or from remote work for a foreign company will be assessed more cautiously – we describe this in the article Foreign income and a mortgage in Poland.
Document checklist before you talk to a bank
- A valid passport and PESEL number; with UKR status – confirmation of the status in the PESEL register, with a CUKR card – the residence card.
- Proof of filing the CUKR card application, if it is in progress.
- Certificate of employment and income, or company documents (CEIDG, PIT tax returns, certificates from the tax office and ZUS).
- Statements from the Polish account your salary is paid into – usually for the last 3–12 months, depending on the bank.
- Documents for the down payment and its source; foreign documents – with a sworn translation.
- A residential address in Poland; some banks ask about registered residence (zameldowanie).

The order of steps: from documents to a flat
| Step | What to do | Why |
|---|---|---|
| 1. Residence status | Check whether you meet the CUKR card conditions and apply in time | A longer document = more banks to choose from |
| 2. Capacity assessment | A free consultation with a mortgage expert: income, BIK, down payment | You know what amount you can realistically expect |
| 3. Choosing banks | The expert points to banks that will accept your document | You avoid unnecessary refusals and BIK enquiries |
| 4. Choosing a flat | You search within the budget the bank will finance | Your reservation will not fall through for lack of a loan |
| 5. Application and decision | The bank gives its credit decision on the 21st day after receiving the application (earlier – with your consent) | Time to compare offers from several banks (Article 14 of the Mortgage Credit Act) |
How we help
Our mortgage advisers are listed in the register kept by the Polish Financial Supervision Authority (KNF) – as agents of a mortgage credit intermediary; their help is free for the client. At a free consultation we will check your borrowing capacity and which banks will accept UKR status or a CUKR card – before you apply. Only then do we select flats, for example in Warsaw or Wrocław. Consultations are held in Polish, Russian and English.
Frequently asked questions
Can I get a mortgage with PESEL UKR alone?
It is possible only at some banks and depends on their procedures. UKR status confirms your stay until 4 March 2027, so many banks expect a longer-term document, such as a CUKR card. We check this case by case.
Is it worth waiting for the CUKR card before applying for a mortgage?
Usually yes, if you meet the conditions: the card gives 3 years of legal stay, and for the bank it is a regular temporary residence permit. In the meantime you can gather income documents and build up your down payment.
Can the loan run for 30 years if the CUKR card is valid for 3?
It can, if the bank accepts it – the loan term does not have to end when the card does. The bank does, however, assess the risk that your stay will not be extended, and may ask for more because of it, for example a higher down payment.
Does income from Ukraine count towards borrowing capacity?
It depends on the bank. The loan will usually be in złoty, so the bank counts income in another currency more cautiously or not at all. Income earned in Poland is the safest.
How much down payment do I need?
From 10% of the flat’s price with additional security, 20% as standard. With a short right of stay the bank may expect more – which is why it is worth checking your borrowing capacity first.
