Supply at the end of each month (from the monthly market report); the last row is today. The median also moves because the supply changes: new apartments arrive and sold ones disappear.

Prices of the same apartments

Since 4 Oct 2026 we have tracked the prices of 1,028 available apartments. The price changed for 186 of them: 91 went up, 95 went down. Average change across all tracked apartments: +0.4%; median change among those whose price changed: −0.1%.

We have been recording price history since 2 October 2026 – only a few weeks of observations so far; we will show the yearly trend once we have the data.

Asking prices vs notarial deed prices (RCN)

The Real Estate Price Register (Rejestr Cen Nieruchomości) collects prices from notarial deeds; since 13 February 2026 the data is free. For new apartments the deed transferring ownership is usually signed at handover, often a year or two after the developer agreement, so deed prices show the market with a delay and are usually lower than today’s asking prices.

Today’s median asking price: PLN 15,570/m². Median in notarial deeds of new apartments for Q2 2026: PLN 13,215/m² (asking prices 18% higher).

Methodology and sources

  • Supply – available apartments on the primary market (developer standard) in developments on sale within city limits, as of the date in the header. Reservations are not included in prices.
  • Price per m² – apartment price divided by floor area; excluding “price on request” and prices per m² outside PLN 3,000–120,000 (data errors). The median is the main indicator, the average is for reference.

  • Price changes – price history of the same apartments since 02.10.2026 (recorded at every price change); monthly values – from the monthly market report.
  • Notarial deed prices – Real Estate Price Register (GUGiK service, free since 13.02.2026): median price per m² of residential units by quarter of the deed; Warsaw districts – by cadastral unit. We do not store individual transactions or addresses.
