What stage are you at?

The key facts before you apply – with sources and links to our articles.

Fixed or variable interest rate – pros and risks

The type of interest rate decides whether you know your monthly payment for the next few years or whether it moves with the market. You can compare both options in the calculator above.

Fixed rate (fixed for a period)

The rate is set for several years – usually 5 years or longer. After that period, the bank offers a new fixed rate or the loan switches to a variable rate.

Pros

  • A predictable monthly payment for the whole fixed-rate period.
  • Rising interest rates during that time will not increase your payment.
  • When assessing your borrowing capacity, banks usually apply a lower interest rate buffer than for a variable rate.

Risks

  • On the day you sign, a fixed rate can be higher than a variable one.
  • If rates fall, your payment will not go down until the fixed-rate period ends.
  • The new rate after the period ends depends on the market at that time.

Variable rate

The interest rate is the sum of a reference rate (e.g. WIBOR) and the bank's margin, which usually stays the same for the whole term of the loan. Your payment changes together with the reference rate.

Pros

  • Falling interest rates lower your payment.
  • The initial payment can be lower than with a fixed rate.

Risks

  • A rise in the reference rate increases your payment and the total amount you repay.
  • The bank calculates your borrowing capacity with a buffer for rising rates (at least 2,5 percentage points), so the maximum loan amount may be lower.

For a variable rate, the calculator also shows your payment after a 2,5 percentage point rise in the rate – a simple test of whether your budget can cope with an increase. More on how banks calculate borrowing capacity: Borrowing capacity – how much can I borrow (in Polish).

What APRC (RRSO) is and what makes up the total cost of a mortgage

The interest rate alone only shows the cost of interest. To compare offers, use the APRC (annual percentage rate of charge, in Polish RRSO). It is the total cost of the loan expressed as an annual percentage, calculated with a single formula set out in the Polish Mortgage Credit Act. This lets you compare offers with different arrangement fees, margins and add-on products.

  • Interest resulting from the interest rate: the bank's margin plus the reference rate, or the fixed rate
  • Arrangement fee for granting the loan – 0 zł in some offers, usually in exchange for other terms
  • Insurance required by the bank, e.g. property, life or low down payment insurance
  • Property valuation – a valuation report (operat szacunkowy) ordered by the bank
  • Other charges, e.g. for an account required by the offer and the tax on establishing the mortgage

Total amount payable = loan amount + total cost of the loan. The total cost of the loan does not include, among other things, notary fees. The bank must state the APRC and the total amount payable in a representative example and in the information form – compare them for the same loan amount and the same loan term.

Source: Act of 23 March 2017 on mortgage credit (in Polish). Our calculator shows the payment and interest without the arrangement fee and insurance, which is why it does not give the APRC. Other purchase costs (notary, court, taxes): Costs of buying an apartment from a developer.

No down payment? The BGK guarantee (family housing loan)

As a rule, a bank finances up to 80% of the apartment's value, so you need a down payment of about 20%. A loan with a 10% down payment is also possible if the missing part is additionally secured – most often with low down payment insurance (Recommendation S of the KNF, the Polish Financial Supervision Authority). If you have no savings, look at the family housing loan (rodzinny kredyt mieszkaniowy).

  • A guarantee instead of a down payment Bank Gospodarstwa Krajowego (BGK), the Polish state development bank, guarantees repayment of the part of the loan that corresponds to the missing down payment – up to 100 000 zł. The loan can finance even the full price of the apartment.
  • Who it is for People who do not own an apartment or a house. Families with at least two children may own one apartment of limited floor area.
  • Family repayment When a second child is born, BGK repays 20 000 zł of the loan, and for a third and each subsequent child – 60 000 zł.
  • Conditions A loan term of at least 15 years, a one-off guarantee fee of 1% of the guaranteed amount (max. 1 000 zł), price limits per m². Banks grant these loans until 31 December 2030.

Loans with the guarantee are offered by several banks that work with BGK. Our mortgage expert will check whether you meet the programme conditions and whether the apartment you have chosen is within the limits.

What documents you need for a mortgage

This list is indicative – every bank has its own forms and may ask for other documents. Certificates from your employer, from ZUS (the Social Insurance Institution) and from the tax office are valid only for a short time, so collect them just before you apply.

Employment contract

  • Identity document.
  • Certificate of employment and salary – on the bank's form, completed by your employer.
  • Statement of the account your salary is paid into.
  • Tax return for the last year (e.g. PIT-37), if the bank asks for it.

Self-employed (sole trader, B2B)

  • Identity document.
  • Certificates from ZUS and the tax office confirming you have no arrears in contributions or taxes.
  • Tax documents matching your form of taxation, e.g. PIT tax return, revenue and expense ledger or revenue records.
  • The bank's form with information about your business.

Apartment from a developer

  • Developer agreement (umowa deweloperska) or its draft, or a reservation agreement (umowa rezerwacyjna).
  • Development documents the bank asks for, e.g. an extract from the land and mortgage register (księga wieczysta), the building permit, the developer's details from the National Court Register (KRS).
  • Proof that you have the down payment.

How long the mortgage process takes

  1. Borrowing capacity and choice of offer We check your borrowing capacity, compare offers and draw up the list of documents. How long this takes depends mainly on how quickly you collect them.
  2. Application and valuation The bank reviews your application and orders a valuation of the apartment (operat szacunkowy).
  3. Credit decision The Mortgage Credit Act gives the bank 21 days from the application to make its decision.
  4. Time to think it over A positive decision binds the bank for at least 14 days – you can calmly compare it with other offers.
  5. Agreement and payout You can withdraw from the signed agreement within 14 days. For an apartment under construction, the bank pays out the loan in tranches into the developer's escrow account (rachunek powierniczy).

Frequently asked questions

We have grouped the answers by stage: from the first conversation, through the deposit and creditworthiness, to buying from a developer and the costs. We explain the harder terms in the glossary.

Before you apply

Where do I start if I want to buy an apartment with a mortgage?

With a creditworthiness check by our credit expert – only then do we choose apartments that fit your budget. This way you do not reserve a property the bank may not lend on. Prepare your deposit: from 10% of the price, and better 20%.

Is help with getting a loan paid?

No. The help of our credit expert is free for the client – the client never pays us for credit intermediation. Our credit advisers are entered in the KNF register (as agents of a mortgage credit intermediary). More: how the credit expert works.

Can you guarantee that the loan will be approved?

No. The credit decision is always made by the bank. We will help you choose the banks where your chances are best and prepare a complete application.

What documents will I need?

Usually an identity document, a certificate of income or account statements (for a business – company documents), information about other loans and, when buying from a developer, the reservation agreement or the draft developer agreement and the information prospectus. The expert will set the exact list for your situation. More: documents for a mortgage.

How long does it take to get a mortgage?

Collecting documents usually takes the most time. The bank has 21 days to decide from a complete application, and a positive credit decision binds it for at least 14 days. You can withdraw from a signed loan agreement within 14 days.

Can the consultation be held remotely?

Yes, we can arrange most matters by phone, messenger or e-mail. You are also welcome at our office at ul. Cybernetyki 9 in Warsaw – by appointment.

Deposit and creditworthiness

Can I buy an apartment with a 10% deposit?

Yes. KNF Recommendation S allows a loan of up to 90% of the property value if the part above 80% has extra security – most often low-deposit insurance. The borrower usually pays for it. With a 20% deposit the terms are usually better.

Is it possible to buy an apartment with no deposit?

In practice only with the BGK guarantee in the family housing loan, which replaces the missing deposit. The programme has its own conditions, including limits on the apartment price. We will check whether you meet them and which apartments fit. More: mortgage without a deposit.

What does creditworthiness depend on?

On the amount and type of income, length of employment, living costs and the number of people in the household, other instalments and limits, the chosen term and type of instalments, and your history in BIK. The bank calculates it with a buffer for interest rate increases. You can check an approximate amount in the calculator above, and the exact one with the expert.

Does a credit card limit lower my creditworthiness?

Yes. Banks treat granted limits on cards and accounts as a liability – even if you do not use them – and add part of the limit to your monthly instalments (5% of the limit in our calculator). Closing unneeded cards and limits before you apply may increase your creditworthiness.

Is a B2B contract or my own business enough to get a loan?

Yes, but banks usually require a certain period of running the business and calculate income according to the form of taxation – requirements differ between banks. The expert will point out the banks that assess your type of income best. More: mortgage for B2B and sole traders.

For how many years should I take a mortgage?

KNF Recommendation S says the loan term should not exceed 35 years. A longer term means a lower instalment and higher creditworthiness, but more interest in total. In the calculator you can see the difference – for example, change the term from 25 to 30 years.

Equal or decreasing instalments – which to choose?

Equal instalments stay the same (if the interest rate does not change), so the first instalment is lower and it is easier to get a larger loan. With decreasing instalments the principal part is constant – the first instalments are higher, but in total you pay less interest. You can work out the difference for your amount in the calculator.

What happens when the fixed-rate period ends, for example after 5 years?

Before the end of the period the bank offers a new fixed rate for the next period. If you do not accept it, the loan usually moves to a variable rate – the reference rate plus the margin from the agreement. The size of the instalment then depends on interest rates at that moment.

Buying from a developer step by step

When should I submit the loan application when buying from a developer?

Usually after you sign the reservation agreement – the bank needs the details of the specific apartment. You sign the developer agreement at the notary only after a positive credit decision, and the loan agreement – usually just before or after it, in an agreed order.

How does the bank pay out a loan for an apartment under construction?

In tranches according to the schedule in the developer agreement – to the developer's escrow account. You pay interest only on the part paid out. More: mortgage for an apartment under construction.

Do I pay my deposit before the loan is paid out?

Most often yes: you cover the first payments in the schedule from your deposit, and only then does the bank pay out the next tranches. The order and dates are set in the developer agreement and the loan agreement – we will check that they match.

What is bridging insurance and when does it end?

It is security for the bank until the mortgage is entered in the land and mortgage register – usually as a higher margin or premium. For a new apartment it ends after ownership is transferred, the register is opened and the mortgage is entered, so it lasts longer than on the secondary market. More: bridging insurance.

What happens after I take over the apartment?

After handover you sign the agreement transferring ownership at the notary. The notary files applications to open the land and mortgage register and to enter the mortgage. After the entry the bank usually lowers the margin to the target level. More: taking over an apartment from a developer.

Is the money paid to the developer safe?

Payments go to the residential escrow account and are additionally protected by the Developer Guarantee Fund. Before reserving it is also worth checking the developer and the information prospectus – we help with this. More: how to check a developer.

Mortgage for a foreigner

Can a foreigner get a mortgage in Poland?

Yes, it is possible. The terms depend on the bank, your residence documents and income – banks differ in their requirements for the type and validity of the residence card, length of work in Poland and the deposit. First we check your creditworthiness and point out the banks that will accept your documents. More: mortgage for a foreigner.

Is a temporary residence card (karta czasowego pobytu) enough?

In many banks yes, but each bank has its own rules – for example, how long the card must still be valid and how long you have worked in Poland. We check this before you apply, so you do not waste time on banks that will refuse. More: mortgage with a temporary residence card.

Do you help citizens of Ukraine?

Yes. We help clients from Ukraine, Belarus and other countries – including those with income in Poland under an employment contract or B2B. The terms depend on the bank and the residence documents. More: mortgage for citizens of Ukraine.

Does a foreigner need a permit from the Polish Ministry of the Interior (MSWiA) to buy an apartment?

Citizens of the EEA (including the EU) and Switzerland – no. Foreigners from outside the EEA usually buy a separate residential apartment without a permit; one may be needed, for example, for a house with a plot or for a plot alone. We check your situation before the reservation. More: MSWiA permit.

In what language do you hold consultations?

In Polish, Russian and English. Loan documents and the notarial deed are in Polish – if you do not speak Polish, a sworn translator is needed at the deed. More: sworn translator at the notary.

Costs of the loan and the purchase

What costs does a loan have besides the instalment?

They may include: the bank's fee, property insurance with assignment to the bank, bridging insurance and possibly low-deposit insurance, the valuation (valuation report), and extra insurance or products if they lower the margin. Everything together is shown by the RRSO (APRC).

What costs will I have when buying an apartment from a developer?

Besides the price (with VAT): the notary fee with VAT for the developer agreement and the agreement transferring ownership, court fees for entries in the land and mortgage register, and the tax on establishing the mortgage. PCC is not paid on the price of an apartment from a developer. More: costs of buying an apartment from a developer.

Do I pay PCC when buying an apartment from a developer?

Not on the price, because the developer sells the apartment with VAT. PCC applies, among other things, to buying on the secondary market and to establishing a mortgage with a loan; the notary collects the tax. More: PCC when buying an apartment.

Can I repay the loan early or overpay?

Yes. An overpayment reduces the principal – you choose a lower instalment or a shorter term. The Mortgage Credit Act limits early repayment fees, and many banks do not charge them; we will check the rules in the agreement before you sign.
