Aleje Praskie VIII i IX are phases of Develia's estate on Podskarbińska Street in Grochów (Praga-Południe), Warsaw. The developer plans to complete construction in Q3 2026. The last flats are on sale: mostly two-room flats in phase VIII (about 38–66 m², plus a few three-room ones) and four-room flats in phase IX (about 76–81 m²).

The flats are sold in developer standard (stan deweloperski), i.e. without interior finishing. Each has a balcony, terrace or garden; the buildings have lifts and an underground garage.

The estate consists of low-rise 4–5-storey buildings among walking alleys, with a brine graduation tower, a playground and a central square with retail units. The earlier phases are already occupied, so you can see the greenery and surroundings on site. The bus stop is about 2 minutes on foot, the SKM Warszawa Grochów station about 12 minutes, and the Mińska metro station is planned nearby.
