The largest developers in Warsaw in our catalogue

By number of available flats, Dom Development (8 developments, 488 units) and Victoria Dom (24 developments, 485 units) lead. The profiles of these offers are, however, completely different. Dom Development has in our catalogue mainly projects under construction in Mokotów, Bielany and Śródmieście – with a median of PLN 23 900/m². Victoria Dom is many smaller phases in Białołęka, Praga-Południe, Włochy and Ursus, with a median of PLN 16 190/m².

Next come Weisenburger Development (192 flats, including Osiedle PUR in Praga-Południe), Skanska (157 flats – exclusively in buildings already completed), Napollo (134 flats in a single development in Białołęka) and JW Construction (125 flats in the completed Eco Berensona). Two companies on the list are listed on the Warsaw Stock Exchange: Dom Development since October 2006 and Archicom since May 2016 – their periodic reports are publicly available on investor relations sites.

Price segments – which developers are cheaper and which more expensive

A developer's median price per m² is largely a result of where it builds. Grouping the companies by the median of their available flats gives four segments:

  • Up to PLN 15 000/m²: Napollo (12 755), Aurec Home (14 023), Totalbud Development (14 282), JW Construction (14 500), Robyg (14 600), Front Development (14 700). Formally DomPark 2 (11 573) also belongs to this group, but in the offer it has only large 4-room units of 81–94 m² in Wawer.
  • PLN 15 000–18 000/m²: LW Development (15 948), Polaris Development (16 175), Victoria Dom (16 190), ROHE (16 225 – only large units of 88–174 m²), Weisenburger Development (17 081).
  • PLN 18 000–21 000/m²: APM Development (18 000), Profit Development (19 000), Vinci Immobilier (19 094), Cordia Poland (20 637).
  • Above PLN 21 000/m²: Skanska (21 728), Archicom (22 724), Green House Development (23 372), Dom Development (23 900), CK Development (24 958 – only 2 units).

The difference between the median of a 2-room flat at Napollo and at Dom Development is about PLN 472k – almost double. It does not result from the “brand”, but above all from location (Białołęka versus Mokotów and Śródmieście), floor area and building standard. New developments by developers in Warsaw: completed or under construction?

In our catalogue 37 Warsaw developments are already completed and 36 are under construction. There are, however, fewer completed flats – 673 versus 1564 under construction – because in completed buildings it is usually the last units that remain. The median price per m² of completed flats is PLN 16 208, and of those under construction PLN 18 530 – the result of the location of new projects, not a rule.

How to check a developer in Warsaw before buying?

The list in this article is not an assessment of the companies. Every developer – large or small – is worth checking yourself. Several obligations follow directly from the Act on the protection of the rights of the buyer of a residential unit or single-family house and on the Developer Guarantee Fund:

  • A developer starting sales must prepare an information prospectus (art. 20) and deliver it free of charge before the reservation or developer contract (art. 21).
  • On its own website the developer publishes the general part of the prospectus and the price per m² of each unit offered and the prices of ancillary rooms (art. 19a sec. 1). If the price at the contract differs from the one published, you may demand the price most favourable to you (art. 19a sec. 6).
  • The developer passes price data once a day to the minister responsible for digitalisation, who publishes it on the data portal (art. 19b) – so you can compare prices with the seller's price list.
