Bathroom finishing cost 2026 – prices, budget and common mistakes

The cost of finishing a 4–6 m² bathroom in a new flat in September 2026 is indicatively about PLN 15–17k in the economy standard, PLN 26–30k in the mid-range and about PLN 49–56k or more in the high standard — including materials, sanitaryware installation and labour. Below we set out the budget item by item, show what the developer leaves in the bathroom in stan deweloperski (the developer's standard, without interior finishing) and discuss the mistakes that cost the most later: no waterproofing, wrong falls, weak ventilation and badly planned electrics.

A bathroom in stan deweloperski – what will you find in it?

In a typical stan deweloperski a bathroom is a raw room: plaster on the walls, a screed on the floor, water and drain connections brought out for the washbasin, WC, shower or bath and often a washing machine, electrical boxes without fittings and a ventilation grille. A radiator is sometimes installed, but not always. There are no tiles, sanitaryware, taps or furniture. What is binding is always the description of the standard in the information prospectus and the developer contract.

What bathroom awaits you? We have no data on the size of the bathrooms themselves in the catalogue, but we do have the structure of the offer. According to the TM Invest offer as of 27 September 2026, 2- and 3-room flats are about 75% of available units with a stated number of rooms (3,041 of 4,052 in Warsaw and Wrocław). We therefore assume — this is our assumption, not data from floor plans — that a typical bathroom in such a flat is about 4–5 m². That is why in the calculations we show 4 m² and 6 m² variants.

How much does bathroom finishing cost – a budget item by item

The amounts in the table are indicative ranges from company price lists, September 2026 (Warsaw and Wrocław), converted to a 4 m² bathroom with about 20 m² of tiles (floor and most of the walls). Each item covers material and installation. The economy standard is shop tiles, a shower cubicle with a tray and surface-mounted taps; mid-range — a walk-in shower with a linear drain and mid-shelf ceramics; high — large format, concealed taps and more expensive fittings.

Labour in this summary is about 40% of the cost in the mid-range standard. The "fixed" items — frame, shower, taps, washbasin — cost the same in a 4 and a 6 m² bathroom. That is why a small bathroom is more expensive per metre, and a larger one costs more mainly for tiles and laying them.

A bathroom is usually 20–30% of the budget for the whole finishing. Example: a bathroom in a 2-room flat from our offer

The median price of a 2-room flat in Wrocław is PLN 662k and in Warsaw PLN 756k — according to the TM Invest offer as of 27 September 2026. Take a 4 m² bathroom in the mid-range standard:

  • bathroom cost: about PLN 25,600,
  • 12% reserve: about PLN 3,100, in total about PLN 28,700,
  • share of the flat price: about 4.3% in Wrocław (28,700 / 662,405) and about 3.8% in Warsaw (28,700 / 755,824).

Now VAT. Suppose the materials for this bathroom (tiles, chemicals, frame, shower, taps, ceramics) are worth about PLN 14,000 net. Bought by a company as part of a finishing service for a unit of up to 150 m², they may be accounted for at 8%, i.e. PLN 15,120 gross. Bought yourself in a shop — 23%, i.e. PLN 17,220. The difference: about PLN 2,100. The contractor may, however, add a margin on materials, and a bathroom cabinet that can be dismantled and moved usually does not qualify for 8%. A walk-in shower or a bath?

In a 4–5 m² bathroom a walk-in shower usually wins: it takes less space, leaves room for a washing machine and a cabinet, and the absence of a tray makes cleaning easier. It costs more than a cubicle with a tray, though — a linear or point drain in the floor, careful waterproofing and making a fall are added, and in price lists installing a linear drain alone is about PLN 550–1,500. A bath makes sense when there are small children at home or the bathroom is 6 m² or more — then both a bath and a separate shower will fit.

Before choosing a walk-in, check whether the drain connection and the screed thickness allow a drain to be set into the floor with an adequate fall. If not, what remains is raising the floor (a threshold at the door) or a low tray. Multi-family residential buildings are designed so that a bath or a shower cubicle can be installed in the bathroom — so both solutions are usually possible, but not always in every place in the bathroom.

Common mistakes in finishing a bathroom

No or inaccurate waterproofing

Tiles and grout are not watertight. Under the cladding in the shower area and on the floor you need waterproofing — most often a liquid membrane with tapes in the corners and collars at pipes and the drain. In a flat in a block a leak means flooding the neighbour below, and the repair means chipping off fresh tiles. Ask the crew for photos of the waterproofing before the tiles are glued.

A wrong fall in the shower area

In a shower without a tray the water must flow to the drain, not onto the rest of the bathroom. The fall must be planned before the screed and tiles — together with the drain position and the tile format (a large format is harder to shape around a point drain). Check it after laying: pour a bucket of water before you fit the glass.

Neglected ventilation

Moisture with no outlet means mould on the grout and ceiling. Do not cover the ventilation grille with boxing or a suspended ceiling, and leave an air inlet through the door. The 2002 regulation on technical conditions, under which buildings handed over today were designed, required openings or a gap with a cross-section of at least 0.022 m² (220 cm²) in the lower part of the bathroom door. If you want to add a fan, first ask the building manager what ventilation system the building has — with natural ventilation not every fan can be connected to the shared duct.

Sockets and lighting in the wrong places

Standard PN-HD 60364-7-701 divides the bathroom into zones around the bath and shower, in which restrictions apply to sockets and fittings and a protection rating is required (at least IPX4). All bathroom circuits should be protected by a 30 mA residual-current device, and sockets in the bathroom — under the technical conditions — by a dedicated circuit. Agree the placement of sockets by the washbasin, washing machine and mirror with the electrician on a drawing before the tiler starts work.

Too little space for the washing machine and inspection access

A washing machine needs a water connection, a drain and a socket — cheapest to leave it where the developer planned. Also leave access (an inspection hatch) to the valves and connections behind the frame boxing. Layout changes in the bathroom and the developer's guarantee

If the flat is still under construction, moving the connections for the WC, shower or washing machine is easiest to order from the developer as layout changes. Developers usually accept them only up to a certain construction stage and for an extra fee — deadlines and typical limits are described in the article Layout changes with the developer. After handover each moved point is extra work for a plumber, in price lists about PLN 350–700 per point, plus chasing and repairing the screed.

Alterations after handover also have legal consequences. The developer is liable for physical defects of the unit under the statutory warranty — for real estate, if a defect is established within 5 years of delivery (Art. 568 § 1 of the Civil Code). It is not, however, liable for damage caused by your crew's work, and with alterations to installations it is harder to show whether a leak is a building defect or a contractor's error. Before you start: report all defects at handover (see Flat handover from a developer), read the terms of the developer's guarantee, photograph the installations before they are covered, and require a written contract with the scope of work from the crew.

How not to overpay for a bathroom?

  • Keep the developer's layout. Each move of a connection costs a few hundred zlotys plus accompanying work.
  • Choose a standard tile format. Tiles up to about 60 × 60 cm are laid clearly cheaper than large format and sintered stone.
  • Do not tile everything. Outside the wet area the walls can be painted with bathroom paint.

  • Do not economise on what you cannot see. Waterproofing, the frame and the drain are a fraction of the budget, and replacing them means chipping out the bathroom.

In company price lists labour is about PLN 40–90/m², and for a whole 4–5 m² bathroom with material (liquid membrane, tapes, collars) it usually comes to about PLN 1–1.5k. It is one of the cheapest items, and it protects against the costliest mistake — flooding a neighbour.

Do alterations to installations in the bathroom affect the developer's guarantee?

The statutory warranty for defects of the unit does not lapse because of the finishing itself, but the developer is not liable for damage resulting from your contractor's work. With alterations to installations it is harder to show the source of a possible leak, so document the state of the installations with photos and check the terms of the developer's guarantee before the changes.

A bathroom in a new 2–3-room flat is usually an outlay of PLN 15–56k, and in the mid-range standard about PLN 26–30k — about 4% of the price of a typical 2-room flat from our offer.
