There is no single "best" district to live in Wrocław – there is the one that fits your budget, lifestyle and daily routes. Below we compare five parts of the city: what they are like, who they suit and how much new apartments cost there, according to TM Invest listing data as of 26.09.2026.

Wrocław's districts and neighbourhoods – why the confusion?

When someone asks about "the best districts of Wrocław", they usually have in mind the five names every resident knows: Krzyki, Fabryczna, Psie Pole, Stare Miasto and Śródmieście. These districts were created in 1952, and in the early 1990s they lost their administrative functions – their tasks were taken over by the office of the newly formed Wrocław municipality. Since 1991 the city's basic auxiliary unit has been the neighbourhood (osiedle), and there are currently 48 of them.

In practice the old names live on: they are used by statistics, tax offices and the police, as well as by developers and property portals. It is worth remembering, though, that one former district covers very different places. Fabryczna includes both the blocks of flats in Kozanów and the houses in Leśnica, while Krzyki has pre-war tenement buildings on ul. Powstańców Śląskich and new estates in Jagodno. That is why we treat the former districts here as a rough map, and when choosing an apartment we always go down to the level of the neighbourhood and the street.

Krzyki – the widest choice and good links to the centre

Krzyki covers the southern and south-central part of the city, with an area of 54.3 km². It is a former district with very varied housing: from tenement buildings and office blocks around ul. Powstańców Śląskich (home to Sky Tower), through prefabricated concrete estates, to single-family houses in Ołtaszyn and Partynice and new estates in Jagodno, Klecina and Wojszyce. Two main axes with tram lines lead to the centre – ul. Powstańców Śląskich and ul. Ślężna. In the south of the district lie Park Południowy and the Partynice horse racecourse, and there is an aquapark on ul. Borowska.

It is also the district with the widest choice in our catalogue: we have 9 residential developments and 652 available units here – from studios to large family apartments. The median is PLN 16,300/m², but the spread is wide: the cheapest 10% of apartments cost less than PLN 14k/m², while completed apartments in a higher standard exceed PLN 20k/m².

Who it suits: families who want a choice of apartment sizes, and people commuting to offices in the southern part of the city. If you are considering Jagodno, check the transport – since May 2025 buses have run on a dedicated route from the Jagodno P+R terminus, and according to the city's plans the tram is due to reach the area in 2029.

Fabryczna – the lowest prices per square metre and the tram to Nowy Dwór

Fabryczna is the largest of the former districts: it covers 118.9 km² in the western and south-western part of Wrocław. Its name ("factory district") comes from the industrial plants that once dominated it. Today it is a mix of large housing estates (Kozanów, Nowy Dwór, Popowice), office and industrial areas and quiet estates of houses on the outskirts, such as Leśnica and Maślice. Wrocław Airport (Port Lotniczy Wrocław) is also in Fabryczna, in Strachowice – about 10 km from the centre.

An important transport change in recent years is the bus and tram route to Nowy Dwór, on which trams have run since September 2023. Thanks to it, the western estates now have a faster journey to the centre.

Psie Pole – houses, forests and a slower pace

Psie Pole lies in the northern part of the city, on the right bank of the Oder (Odra), and covers 97.7 km². The Widawa river flows through the district, and forests grow on its outskirts – among them the Rędzin, Osobowice and Sołtysowice woods. Estates of single-family houses and villas dominate (Karłowice, Różanka, Zakrzów), along with former villages incorporated into the city. There are large manufacturing plants in the south-eastern part, which matters if you are looking for work close to home.

Stare Miasto – life in the centre and by the Oder

The former Stare Miasto (Old Town) district covers only 6.8 km², but it includes three very different neighbourhoods: the historic Old Town with the Market Square, Przedmieście Świdnickie and Szczepin, the most densely populated part of the district.

In our listings this means 8 developments and 536 available apartments, with a median of PLN 17,749/m². Smaller apartments predominate – studios and 2-room apartments make up more than half of the offers, which suits renting out, as well as singles and couples working in the centre.

Śródmieście – universities, parks and the Centennial Hall

Śródmieście lies opposite Stare Miasto, on the right bank of the Oder, and covers about 16 km². It is home to many neighbourhoods with a distinct character: Nadodrze and Ołbin with their tenement buildings, plac Grunwaldzki with its university campuses and, further east, green Biskupin and Sępolno. The district's showpiece is the UNESCO-listed Centennial Hall (Hala Stulecia) and the neighbouring Park Szczytnicki, covering about 100 ha.

How to choose a district to live in Wrocław

Before you decide, answer a few questions:

  • Total budget – with PLN 500k the realistic choice is mainly Fabryczna and parts of Krzyki; with PLN 700k every district opens up.
  • Commute – check the route to work or school at rush hour, ideally by tram, as it depends least on traffic jams.
  • Construction stage – a completed apartment can be viewed and moved into quickly; under construction you will usually choose from a wider pool of units.
  • Surroundings – look at the area at different times of day and check the local zoning plans for the neighbourhood.
  • Purpose of the purchase – for renting out, closeness to the centre and universities counts; for a family, schools, nurseries and greenery.
