Cheap Flats in Wroclaw 2026 – What You Can Buy for Up to PLN 500k and 600k

Cheap flats in Wroclaw on the primary market are today within reach of a PLN 500–600k budget, but the choice is narrow: according to TM Invest offer data (as of 27.09.2026), 100 of the 2089 available flats cost up to PLN 500k, and 378 up to PLN 600k. For that money you can buy a studio or a compact 2-room flat, most often in Fabryczna or Krzyki and most often under construction. Below we show how many offers there are in each budget and district, the 10 specific cheapest units, and at the end – the mortgage instalment on PLN 480k.

How many cheap flats are there in Wroclaw – up to PLN 400k, 500k and 600k

We counted all the available flats with an openly stated price in our Wroclaw catalogue (excluding houses and terraced units and excluding reserved units). What counts is the total price of the unit from the developer's price list, excluding a parking space and storage room. These are offer prices from our offer, not from the whole market – according to NBP the average offer price on the Wroclaw primary market in the second quarter of 2026 was PLN 15 575/m², and the transaction price PLN 14 312/m², so our median is very close to the market's average offer price.

The conclusion is simple: if you are looking for two rooms for less than PLN 600k, look above all at new flats in Fabryczna – almost two thirds of the cheap two-room flats are there. In the centre (Stare Miasto, Śródmieście) the same budget usually buys only a studio. What you can realistically buy for PLN 400k, 500k and 600k

The number of offers alone does not tell you how big the flat will be. Below are typical floor areas in each price bracket – we give the middle half of offers (from the first to the third quartile) to cut off individual extreme units.

A studio up to PLN 400k in Wroclaw

This is almost unattainable today. In our offer only three studios in the Aleja Platanowa 2 development (Fabryczna) meet it – 27.5–29.1 m² for PLN 335–354k, at PLN 12 180/m². The catch: the completion date is the turn of 2028 and 2029, and the investor is a housing cooperative, so before reserving, check carefully the type of contract, the information prospectus and the payment schedule. A flat up to PLN 500k in Wroclaw

For PLN 400–500k you choose between a studio of 27–30 m² closer to the centre (Krzyki on ul. Krakowska, Stare Miasto) and a small two-room flat of 34–37 m² – mainly in Fabryczna (Rędzińska phase 4, Osiedle Metr Kwadrat phase II, Aleja Platanowa 2) and in Krzyki (Villa Viva). Of the 100 flats up to PLN 500k, 55 are two-room and 44 are studios. The most offers in this budget are in Villa Viva (15), Apartamenty Krakowska 5 and Rędzińska phase 4 (13 each).

A flat up to PLN 600k in Wroclaw

An extra PLN 100k increases the choice almost fourfold. A two-room flat now usually has 36–44 m², and units in the centre also appear in the price range – mainly studios in the Atrium – Nowy Szczepin, RiverSide and Mosaico developments in Stare Miasto. In Fabryczna the median price of a two-room flat up to PLN 600k is about PLN 509k for 36 m², in Krzyki – about PLN 585k for 37 m². You will not find three rooms in this budget: the cheapest three-room flat in our offer (56.8 m² in the Villa Viva development) costs PLN 624 580.

Note two things. First, the cheapest two-room flat is only slightly more expensive than the cheapest studio in a good location: 2 rooms of 37 m² in Fabryczna or in Villa Viva cost about PLN 453–460k, and a studio of 25 m² on ul. Krakowska – about PLN 440k. Second, all the flats on this list are under construction. Completed or under construction – a cheap flat in a finished building

In the whole Wroclaw offer about 20% of flats are completed (412 of 2089), but among units up to PLN 600k – only 6% (24 of 378). A cheap flat in an already completed building is therefore almost always a studio, and rather in the centre than on the outskirts. The cheapest completed units in our offer:

A flat under construction gives more choice and usually a lower price per metre, but means waiting – among cheap units the dates range from the fourth quarter of 2026 to the first quarter of 2029 – and paying in tranches into a housing escrow account (mieszkaniowy rachunek powierniczy). What to watch out for with a cheap flat in Wroclaw

Location and commute

A low price per metre is usually the result of distance from the centre. Fabryczna has a median of PLN 13 394/m² in our offer versus PLN 17 782/m² in Stare Miasto, but the commute time depends strongly on the specific estate – Nowy Dwór with its tram line looks different from Maślice or Leśnica. Floor area and price per metre

Small units are more expensive per metre. Among flats up to PLN 600k the median for studios is PLN 16 852/m², and for two-room flats – PLN 13 790/m². A studio in the centre can cost as much as a two-room flat in Fabryczna, but has 8–10 m² less. Before you decide, check on the floor plan whether you can comfortably fit a bed, a table and a wardrobe – at 25 m² every wall layout matters.

Costs beyond the price of the flat

When buying from a developer you do not pay PCC (the civil-law transactions tax), but the notary and the court come in. For a PLN 600k flat bought under construction, at the maximum notarial fee, your share of the costs of the developer contract (umowa deweloperska) and the contract transferring ownership is about PLN 3.3k (the fee with 23% VAT plus court fees: half of PLN 150 for entering the claim, PLN 100 for opening the land and mortgage register (księga wieczysta) and PLN 200 for entering ownership), excluding extracts and loan costs. Down payment and instalment – an example of a PLN 480k loan

An amount of PLN 480k is a typical loan for a cheap flat in Wroclaw: that is what you borrow when buying a PLN 600k flat with a 20% down payment (PLN 120k), or a flat for about PLN 533k with a 10% down payment (about PLN 53k). Under KNF's Recommendation S (the Polish Financial Supervision Authority's lending rules), a 10% down payment is possible only if the part of the loan above 80% of the property value is additionally secured, e.g. by insurance – an extra cost. Extending the loan from 25 to 30 years lowers the instalment by about PLN 214, but raises total interest by more than PLN 100k. Remember too that the bank does not calculate borrowing capacity at today's rate – with a variable rate it adds a buffer for a rise, so the income required will be higher than the instalment alone suggests. Where are the cheapest new flats in Wroclaw?

In our offer Fabryczna is the cheapest – a median of PLN 13 394/m² and 148 flats up to PLN 600k, including the three only units below PLN 400k. Second place by number of cheap offers goes to Krzyki (119 flats up to PLN 600k), although their median per metre is higher.

Can you buy a studio for up to PLN 400k in Wroclaw?

On the primary market it is an exception. In our offer (as of 27.09.2026) there are only three such studios – 27.5–29.1 m² in the Aleja Platanowa 2 development in Fabryczna, with a completion date at the turn of 2028 and 2029. The next new studios cost from about PLN 439k.

How many square metres can I buy for PLN 500k in Wroclaw?

Typically 27–30 m² for a studio or 34–37 m² for a two-room flat. The exception is the only completed two-room flat below PLN 500k in our offer – 44.4 m² for PLN 499k in Psie Pole.

Can I buy a 3-room flat in Wroclaw for PLN 600k?

From the primary market – rather not. The cheapest 3-room flat in our offer costs PLN 624 580 (56.8 m², Krzyki), and the next – about PLN 628k in Fabryczna. For PLN 600k a large two-room flat of about 40–44 m² is realistic.

What is the mortgage instalment for a PLN 600k flat?

With a 20% down payment the loan is PLN 480k. Over 30 years at an interest rate of 6.07% the equal instalment is about PLN 2 899, and over 25 years – about PLN 3 113. On top of this come any insurance and the bank's commission.
