According to TM Invest listing data as of 26.09.2026, the median asking price is PLN 16,100/m², and a typical 2-room apartment costs around PLN 685k. Where the data comes from and how to read it

We analyse the apartments available in our listings on the date of the overview: 33 residential developments by 16 developers, with a total of 1,908 units in Wrocław. These are asking prices, i.e. the amounts in developers' price lists, not the prices recorded in notarial deeds. They do not cover the whole market, but they show well how much you need to set aside today to buy in a particular part of the city.

Instead of the average we give the median – the middle value. A handful of very expensive apartments do not push it up the way they do the average. Houses and terraced houses (9 developments, 47 units) are discussed separately, because the price per square metre of a house with a plot cannot be compared with the price of an apartment in a block.

How much does a square metre of a new apartment in Wrocław cost?

Half of the apartments in our listings cost less than PLN 16,100/m², and half cost more. The median price of a whole unit is PLN 788k. The cheapest unit – a 26 m² apartment in Stare Miasto – costs PLN 435k.

NBP data shows that since Q2 2025 average asking prices on Wrocław's primary market have held at around PLN 15.5 thousand/m², while transaction prices have fluctuated between about PLN 13.9 thousand and 15.0 thousand/m². Most of the offers are in Krzyki (in Polish), and the price spread there is wide too – from apartments below PLN 14k/m² to completed units above PLN 20k/m². In Fabryczna (in Polish) prices are the most even. The pattern is typical of the market: the smaller the apartment, the higher the price per square metre. A studio costs on average almost PLN 3 thousand more per square metre than a 3-room apartment. With a budget of up to PLN 500k, the choice is practically limited to Fabryczna and Krzyki – mainly studios and smaller 2-room apartments. The PLN 700k threshold already opens up more than a third of the listings and every district. Remember that notary and court fees come on top of the price of the unit, and a parking space or storage room is usually paid for separately.

Completed or under construction – is there a price difference?

In our Wrocław listings, 16 residential developments are already completed (382 available apartments, median PLN 15,058/m²) and 17 are under construction (1,526 apartments, median PLN 16,300/m²). So there are far fewer completed units, but they are not automatically more expensive – location matters more for the price than the construction stage.

The completion dates of the developments under construction break down as follows:

  • Q4 2026 – 3 developments (and one completed in phases from Q4 2026 to Q2 2027),

  • 2028 – 6 developments.
