How much do you need to buy a new flat in Wrocław? Instead of an average per metre we show the prices of whole flats — studios, 2-room, 3-room and larger — as a buyer sees them in developers' price lists. The data comes from our catalogue: 1,908 available flats in 33 projects in Wrocław, as of 26 September 2026.

We prepared the summary from developers' price lists in our catalogue of projects in Wrocław. We include only flats available for sale (not reserved) and only offer prices including VAT — excluding parking spaces and storage units if they are paid separately. We do not include houses and terraced segments. The "typical range" is the middle half of offers (25th to 75th percentile), and the median is the price below which half of the flats cost. The transaction price after negotiation may be lower.

How much does a studio cost in Wrocław?

Our offer includes 262 studios. The cheapest cost about PLN 439–443k and are about 25–27 m² — units in the projects Apartamenty Krakowska 5 and 6 in Krzyki and RiverSide in Stare Miasto. The median studio price is PLN 596k at a median size of 32.4 m².

Studios have the highest price per metre (median PLN 17,887/m²), because a small flat has as many "expensive" elements — bathroom, installations, staircase — as a larger one. A large share of studios are also in projects in the centre, where a metre costs the most.

How much does a 2-room flat cost in Wrocław?

2-room flats are the most popular segment — we have 656. The cheapest start from about PLN 472–480k (including Rędzińska stage 4 and Osiedle Metr Kwadrat stage II in Fabryczna). A typical 2-room flat costs PLN 612–779k, and the median is PLN 684k at about 40.5 m².

How much does a 3-room flat cost in Wrocław?

The offer includes 711 three-room flats. The cheapest cost about PLN 628k for about 49 m² (Rędzińska stage 4). A typical 3-room flat is PLN 803k–1.01m, the median is PLN 904k at about 57.7 m². In 3-room flats a metre is clearly cheaper than in studios — median PLN 14,951/m².

Fabryczna is clearly the cheapest — it is where you can buy a 3-room flat for less than PLN 700k. In Krzyki, which has the most offers, 2-room flats are cheaper than in the centre, but 3-room flats are already close in price to Stare Miasto. Add transaction costs to the flat price — when buying from a developer you do not pay PCC (civil-law transactions tax), but you pay the notary and the land register entries. Ready or under construction – do prices differ?

In our offer, flats ready for handover are not systematically more expensive. The median price of a ready 2-room flat is PLN 699k, and of one under construction PLN 680k. For 3-room flats, ready ones are even cheaper (median PLN 857k against PLN 917k under construction), because many new under-construction projects are in the centre. There are, however, far fewer ready flats — about 300 against over 1,300 under construction.

How does this compare with NBP data?

For Wrocław in Q2 2026, NBP reports an average offer price of PLN 15,575/m² and a transaction price of PLN 14,312/m² on the primary market. The median in our offer is PLN 16,100/m², so close to the NBP average offer price. According to NBP, transaction prices, that is, after negotiation, are lower than offer prices.
