Custom-Made Kitchen – 2026 Price in a New Flat and When to Order It

A custom-made kitchen costs in 2026 roughly from about PLN 1 000–2 000 per running metre in a laminated-board version to about PLN 4 000/rm and more with high-gloss lacquered or veneered fronts. On top of that comes the worktop, if it is not included, and appliances, which you buy separately and which carry a different VAT rate from furniture. Below we break the price down into parts, calculate three budgets for a 3.0 rm kitchenette in a 2-room flat of about 40 m² and show when to order the kitchen so that it does not delay your move.

A custom kitchen – price per running metre in 2026
Carpenters and showrooms price kitchen units in running metres (rm), i.e. along the length of the wall with cabinets. One running metre usually includes the base and wall cabinets on that section, fronts, fittings and installation. The worktop is sometimes included (in cheaper offers) or charged separately. Before comparing two offers, check exactly what is in the "metre".
The material of the fronts affects the price most. We compared the public price lists of several workshops and kitchen showrooms, as well as price summaries for Warsaw and Wroclaw.

Beware of small kitchens. The costs of design, transport and installation are largely fixed, so in a kitchenette of 2–3 rm the rate per metre often comes out higher than in a kitchen of 5–6 rm. Surcharges are also raised by corners (an L- or U-shaped kitchen), pull-out cargo units, drawer waste bins and LED lighting – in price lists the lighting for the whole run is usually from about PLN 1 500 to 4 500.
What does the price of kitchen units consist of?
One workshop gives the following indicative breakdown per running metre in its price list:
- Carcasses (base and wall cabinets): about PLN 600–1 500/rm. Laminated chipboard is standard even in more expensive kitchens – mainly the thickness and quality of the edging changes.
- Fronts: from about PLN 250–450/rm (laminate) through PLN 550–850/rm (matt lacquered MDF) and PLN 800–1 300/rm (gloss lacquer) to PLN 1 000–1 800/rm (natural veneer).
- Fittings (hinges, runners, lift-ups): about PLN 200–700/rm. These are the elements that work every day – saving here usually backfires fastest.
- Worktop: from about PLN 150/rm upwards (details below).
- Design, transport and installation: design in showrooms usually costs about PLN 200–600, and some firms deduct it from the order or include it in the price.

Example: a kitchenette in a 40 m² 2-room flat – three budgets
Let us take a typical flat from our offer. According to data from the TM Invest offer, as at 27.09.2026, the median floor area of a 2-room flat is 39.4 m² in Warsaw and 40.8 m² in Wroclaw, and the median price – PLN 755 824 and PLN 662 405 respectively. In such a unit the kitchen is most often a kitchenette in the living room with one wall of units about 3 m long.
Assumptions: 3.0 rm of units (base and wall cabinets), a sink and an induction hob in the worktop, an oven in a tall unit or under the worktop, a 45 cm dishwasher, a built-in fridge. In the higher option we add an island or peninsula of about 1.2 m – in the kitchenette of a 40 m² flat a peninsula is more likely to fit, because around an island you need comfortable passage on every side. We calculate appliances using prices from a popular electronics and appliance shop from September 2026 (the lower part, middle and upper part of the ranges). You add the cooker hood and LED lighting separately.

Two things are visible in the table. First, the difference between the economy and medium options is largely the worktop and fronts – carcasses and appliances can be similar. Second, an island and a sintered worktop together can cost more than the whole wall run of units. On a tight budget, invest first in good fittings and a water-resistant worktop. VAT on a custom kitchen and appliances – 8% or 23%?
For a kitchen there is more than one VAT rate. According to the general interpretation of the Minister of Finance of 27 May 2020 (Official Journal of the Ministry of Finance 2020 item 69), building fitted furniture in a residential unit can be a modernisation with 8% VAT when the furniture is made to measure for a specific unit, makes substantial use of the walls, floor or ceiling as its elements and after dismantling is not suitable for further use. This applies to units of up to 150 m² (art. 41(12)–(12c) of the VAT Act). Modules placed against a wall that can be dismantled and assembled elsewhere are a supply of furniture at 23%. Appliances, including built-in ones, are a separate good and usually carry 23%.
How much does this change? If the furniture with worktop in the medium option costs PLN 12 600 net, at 8% you will pay PLN 13 608 gross, and at 23% – PLN 15 498, i.e. PLN 1 890 more. That is why you should ask the offer to be broken down: furniture, worktop, installation and appliances separately, each item at its own rate. When to order the kitchen in a new flat?
A custom kitchen is usually the last element of finishing, but you have to plan it as one of the first. Its design determines where the crew will run sockets, the power supply to the induction hob, water connections and the drain for the sink and dishwasher. The schedule most often looks like this:
- Before the flat handover – a layout concept and a preliminary kitchen design based on the developer's floor plan. If the flat is under construction, this is also the moment to move connections as part of layout changes.
- After handover, before the works – final agreement on the placement of sockets and connections with the kitchen contractor and the crew.
- After plastering, skim coats and screeds – the final measurement. Some firms measure only after the tiles have been laid on the kitchen wall and floor; ask about it before signing the agreement.
- Production – in firms' price lists usually 4–8 weeks for the standard, 6–10 weeks or longer for lacquered fronts and complex projects. Design and quotation add about 1–2 weeks.
- Installation – 1–3 days, after the floors and painting. A conglomerate or sintered worktop is often measured only on the installed cabinets and arrives a few days later.

How much time you have for planning depends on the stage of construction. According to data from the TM Invest offer, as at 27.09.2026, of 527 available 2-room flats of 38–42 m² in Warsaw and Wroclaw, 450 are in developments under construction, and 77 – in buildings already completed. A kitchen in the developer's package, installations and gas
Some developers offer finishing in a package, but a kitchen with appliances is in it often an option at an extra charge, not the standard. Moving the sink by a metre or two within the unit is usually possible, but it is limited by the position of the sewage stack – the drain needs a fall, so the further from the stack, the higher it has to be raised. Carrying out installations inside a building in use does not in principle require a permit or notification, with the exception of a gas installation, which requires notification (art. 29(3)(3)(d) and (4)(3)(d) of the Building Law). In a kitchenette open to the room, new buildings usually have an electric kitchen designed – solutions for a specific unit result from the building design, so agree changes in this area with the developer or the property manager.

With basic appliances the whole comes to about PLN 10.5k and PLN 21.4k respectively, without a hood and lighting.
When to order the kitchen in a new flat?
The design – before handover, because the placement of sockets and water connections depends on it. The order with a final measurement – after plastering, skim coats and screeds (some firms measure after the tiles). Production usually takes 4–10 weeks, so the kitchen often sets the date of the move.
What kitchen worktop to choose and how much does it cost?
Laminate is the cheapest (about PLN 70–250/rm), but it is sensitive to water at joints. Quartz conglomerate costs about PLN 750–2 200/rm, and sintered quartz usually above PLN 1 300/rm. With stone and sintered material you pay separately for cut-outs for the sink and hob and for edge machining.
Is there 8% VAT on a custom kitchen?
There can be, if the units are permanently attached to a residential unit of up to 150 m² and are not suitable for use after dismantling – this follows from the Ministry of Finance general interpretation of 27 May 2020. Modular furniture that can be moved, and appliances, usually carry 23%. The construction of the furniture decides, not the name in the offer.
