The Old Town in Wroclaw – what kind of district is it?

The Old Town is one of the five former districts of Wroclaw, abolished as administrative units in 1990. The name lives on in statistics, offices and colloquial speech. It is the smallest of them – about 6.8 km² – and consists of three estates: Stare Miasto (the historic centre with the Market Square), Przedmiescie Swidnickie (between the city moat and the tracks by the Main Station) and Szczepin to the west of the centre.

According to data from the Wroclaw City Office, at the end of 2024 a total of 39 726 people were registered on the three estates: 18 068 in Szczepin, 13 345 in Przedmiescie Swidnickie and 8 313 in the Stare Miasto estate. Szczepin is therefore the largest and it is exactly there – on vacant plots between the development of the 60s and 70s and the railway land – that the vast majority of new buildings are being built today.

Note the unusual pattern: a square metre in two rooms is more expensive here than in studios. This is the effect of a large number of compact "twos" of 30–45 m² in new developments in the north of Szczepin – the smaller the flat, the higher the price per metre. Larger units (4 rooms or more), in turn, have the lowest rate per m², but their total price usually exceeds a million zloty.

A budget of up to PLN 500k is enough in our offer in the Old Town for only 8 flats, up to PLN 600k – for 78, up to PLN 700k – for 169, and up to PLN 800k – for 234. Example: how many metres will PLN 700k buy?

At a median of PLN 17 782/m², PLN 700 000 in the Old Town is about 39.4 m² (700 000 ÷ 17 782). At the median for the whole of Wroclaw in our offer (PLN 15 736/m²) the same amount gives about 44.5 m². The difference – about 5 m² – is in practice the boundary between a cramped and a comfortable two-room flat. That is the price of a central location.

A curiosity: ready flats are cheaper here than those under construction. The median in the four completed developments is PLN 16 013/m², and in the four being built – PLN 18 312/m². For a 50 m² flat that is a difference of about PLN 115k (PLN 800 650 versus PLN 915 600). You are, however, comparing medians of different buildings, so always compare specific units – standard, floor and view matter a lot.

Estates: Szczepin, Nowy Szczepin, Przedmiescie Swidnickie and Stare Miasto

Szczepin and Nowy Szczepin

Szczepin is the most "residential" part of the district: tall blocks from the 60s and 70s, and between them and by the railway tracks – new buildings, often on former warehouse and industrial land. This is where 6 of the 8 developments from our offer lie, and about 96% of available flats (515 of 535), with a median of PLN 17 782/m². "Nowy Szczepin" is the marketing name of a group of developments by one of the developers in the area of Goralska Street, not a separate administrative estate.

The price spread here is wide: from about PLN 11 500/m² for larger flats on Goralska and Gnieznienska to over PLN 23 000/m² for small units in the newest buildings by Gnieznienska and Dluga. RiverSide and Atrium – Nowy Szczepin have the most free flats, and Lokum Porto offers ready units immediately.

Przedmiescie Swidnickie

City-centre tenement and office development between the moat and the Main Station – with Pilsudskiego Street, Kosciuszki Square and Swidnicka Street. There are few new developments here, because there are no vacant plots. In our offer this is the completed Gwarna building with studios of 25–32 m², right by the Main Station – with the highest minimum price per metre in the district.

The Stare Miasto estate

The Market Square, Salt Square, the main building of the University of Wroclaw on the Oder. The historic centre has little room for new buildings, so there are practically no new flats from developers here – as at 27.09.2026 there was no development here in our offer. Those who want to live right in the centre usually choose the secondary market or new buildings in Szczepin, a few tram stops from the Market Square.

Transport: trams, rail and stations

The Old Town is the centre of the Wroclaw tram network. The main axes are Legnicka Street (towards the western estates), John Paul II Square, the W-Z Route (Kazimierza Wielkiego Street) and the Swidnicka – Pilsudskiego routes by the Main Station. From most new developments it is a few hundred metres to the nearest tram stop.

  • Northern Szczepin (Gnieznienska, Dluga) – since 15 May 2023 a tram has run here through Popowice with stops including Dluga (allotment gardens) and Wroclaw Szczepin (line 19, among others, runs this way).
  • Rail – the PKP PLK Wroclaw Szczepin stop by the viaduct over Dluga Street, between the Wroclaw Mikolajow and Wroclaw Nadodrze stations, lets you change between trains and trams. Not far from Czarnieckiego Street there is also the Wroclaw Mikolajow railway stop.
  • Main Station – it lies on the border of Przedmiescie Swidnickie; the Gwarna building is a few hundred metres from it, and from here trains go all over Poland.
  • Car – the strict centre has limited traffic and paid parking, so a parking space in an underground garage is worth adding to the budget already when choosing a flat.

A flat to let in the Old Town – does it pay off?

The centre is the easiest rental market in Wroclaw: close to universities, offices, the station and the Market Square, and the offer is dominated by studios and small two-room flats, which tenants look for. A high purchase price does, however, lower the yield. In our calculation, using rates from the NBP survey, the estimated gross yield of a typical studio in the Old Town came to about 4.3% – the lowest of the five districts. In practice investors choose between two options here: a ready studio for quick letting (e.g. in Lokum Porto or Gwarna) or a flat under construction bought earlier, with letting from 2028 in mind. The second option is more expensive per metre in our offer, but spreads payments over time.
