New flats in the Śródmieście district of Wroclaw (the city centre on the right bank of the Oder) are today the most expensive in the city: according to data from the TM Invest offer (as at 27.09.2026) the median asking price here is PLN 18 300/m², and 205 flats in 4 developments are available. Our whole offer is concentrated in one place – in Olbin, on Jedności Narodowej Street. Srodmiescie in Wroclaw – which estates does it include?

Srodmiescie, like Krzyki or Fabryczna, is no longer an administrative unit – the districts were abolished in 1990, and the name lives on in statistics, offices and everyday language. The area of the former district lies on the right bank of the Oder, opposite the Old Town. According to GUS data, 105 967 people lived here at the end of 2019, and the number of residents has been falling for years – one of the reasons why new developments are mainly built on post-industrial land.

The western part of the district lies between the Oder and the Old Oder: this is Ostrow Tumski (the oldest part of the city), Olbin and, separated from it in 1991, Nadodrze and Grunwaldzki Square. The eastern part is formed by the Great Island with the estates of Zacisze, Sepolno, Zalesie and Biskupin. These two halves of the district differ greatly from each other – from dense blocks of tenement houses to green villa development.

The data below are asking prices of flats available in our offer, not transaction prices for the whole market. They do, however, show a realistic entry threshold: 80% of the middle offers fall within a range of about PLN 16 200–21 000/m², and the median floor area is 46.6 m².

The cheapest "two rooms" at PLN 472k is an exception – a compact unit of about 25 m². A standard two-room flat of about 35 m² starts from about PLN 598k. A budget of up to PLN 600k is enough for 18 flats from our offer in Srodmiescie, up to PLN 700k – for 65, up to PLN 800k – for 97, and up to PLN 1m – for 137.

How many metres will PLN 700k buy? A comparison of districts

New developments in Srodmiescie – a list with addresses

All four developments from our offer lie within a few hundred metres of each other, in the eastern part of Jedności Narodowej Street. Three of them are built by Archicom, one – by KDF Development. Some of them are being built on the regenerated site of the former Piastowski Brewery, hence the brewery-related names.

  • Bulwar Północny phase II – the widest choice in the district (from studios to 5 rooms) and the tallest development: the building reaches the 17th floor. In the whole of Srodmiescie we have 25 flats on the 8th floor and above – almost all of them right here.
  • Bulwar Północny – the first phase, an earlier completion date and the lowest entry threshold: several flats of about 25 m² cost below PLN 500k.
  • Browary Wrocławskie buildings BR1, BR2 – a smaller pool of flats (13 free), floor areas from about 32 to 62 m² and a median clearly lower than in Bulwar Północny.
  • Browar Jedności – the only completed development: four 2- and 3-room flats of 52–75 m², the lowest price per metre in the district.

Estates of Srodmiescie: Olbin, Nadodrze, Grunwaldzki Square and the Great Island

Olbin – flats from a developer in a former brewery

Olbin lies north of Ostrow Tumski and borders Nadodrze, Kleczkow, Grunwaldzki Square and – across the Old Oder – Zacisze and Karlowice. It is dominated by century-old tenement houses, supplemented by development from the second half of the twentieth century and new buildings. The addresses from our offer (Jedności Narodowej 202, Ustronie 5, Browarna) lie in the eastern part of Olbin, at the border with Kleczkow, about 2.5 km in a straight line from the Market Square. If you are searching for "Olbin flats from a developer", today it is exactly these four developments.

Nadodrze – tenement houses and the railway station

Nadodrze was separated from Olbin in 1991; in 2017 about 25 thousand people lived here. It is a compact district of tenement houses with the Wroclaw Nadodrze station, a tram depot on Slowianska Street and the well-known "colourful courtyards" on Roosevelta Street. New flats in Nadodrze appear rarely – as single infill buildings or conversions – and on the day of publication we have no development here in our offer.

Grunwaldzki Square – universities and hospitals

The area around Grunwaldzki Square is the academic heart of Wroclaw: the main campus of Wroclaw University of Science and Technology, the University of Environmental and Life Sciences, some faculties of the University of Wroclaw and clinics. There are few new developments here, because the area is densely built up, but the proximity of the universities means that across Srodmiescie rental demand from students and researchers is constant.

Biskupin, Sepolno, Zalesie and Zacisze – the green Great Island

The eastern part of the district consists of villa-type, quiet estates around Szczytnicki Park – one of the largest parks in Wroclaw (about 100 ha) with the Japanese Garden. Next to it stands Centennial Hall, inscribed on the UNESCO World Heritage List in 2006, as well as the Wroclaw zoo. These are among the most desirable addresses in the city, but very few new flats from developers are built here and we currently have no development there in our offer.

Transport: trams, rail and bicycle

Srodmiescie has a dense tram network, and Grunwaldzki Square is one of the more important hubs in the city. A good example is line 2, which according to the MPK timetable on wroclaw.pl runs through the whole district: from Biskupin past the Zoo, Centennial Hall and the Clinics – Wroclaw University of Science and Technology stop, through Grunwaldzki Square, the Cathedral and Bem Square to the Nadodrze station and the Olbin depot.

  • Tram – the basic means of transport in the district; before buying, check in the timetable the nearest stop and the directions for a specific address.
  • Rail – the Wroclaw Nadodrze station makes it easier to travel outside the city without going through the centre to the Main Station.
  • Bicycle and on foot – distances are short: from Olbin to the Market Square it is about 2.5 km in a straight line, and the boulevards along the Oder and Szczytnicki Park invite cycling.
  • Car – the tight tenement development means parking problems on the street; in new developments it is worth adding the cost of a parking space right away.

A flat in Srodmiescie to let to students

The proximity of the University of Science and Technology, the University of Environmental and Life Sciences and the clinics means Srodmiescie naturally attracts investors. In our offer more than half of the flats are studios and two-room flats (117 of 205), i.e. the floor areas easiest to let. A high purchase price does, however, lower the yield – at PLN 18 300/m² the rent would have to be clearly higher than in cheaper estates to give the same percentage a year.

Summary

Srodmiescie is the most expensive part of Wroclaw in our offer and at the same time the smallest choice: four developments, all in Olbin on Jedności Narodowej Street, almost exclusively under construction. In return you get proximity to the centre, universities and Szczytnicki Park and good tram links. If your budget allows about PLN 18–19k per metre and you can wait until 2027–2028, it is a sensible choice for living and for letting.
