New flats in Psie Pole in Wrocław are clearly cheaper than the city average: the median offer price in our offer is PLN 14,308/m² against PLN 15,736/m² for the whole of Wrocław. In return you get more metres, plenty of greenery and the commuter railway, but you still have to wait for a tram to Psie Pole itself. The district at a glance – where it is and how it is laid out

Psie Pole is the north-eastern part of Wrocław, on the right bank of the Oder. It ceased to exist as an administrative district in 1990, but the name still functions in statistics, offices and housing adverts. It is the largest of the former districts by area — about 97.7 km² — and at the same time the most sparsely populated. The Widawa river flows through the district, and forests grow on its edges: Zakrzów, Sołtysowice, Strachocin, Wojnów, Osobowice and Rędzin forests.

In practice Psie Pole is a mosaic: former villages near Wrocław with single-family houses, three large estates of blocks (Zakrzów, Psie Pole and Różanka) and industrial land in the south-east. New multi-family development is mostly going up on the edges of existing estates — in Sołtysowice, Zakrzów or Lipa Piotrowska — usually as low blocks and small buildings.

A note on Kleczków: historically it belonged to the Psie Pole district (as its only estate on the left bank of the Old Oder), but in City Hall's summaries it is today counted as part of Śródmieście. A curiosity: studios and 2-room flats are relatively expensive here, because most of them are units in the project on ul. Reymonta in Kleczków, close to the centre. If you leave Kleczków out, the picture changes — the median falls to PLN 13,155/m², 2-room flats cost a median of about PLN 647k (46.5 m²), and 3-room flats about PLN 749k (59.1 m²). That is a level close to Fabryczna and clearly lower than in Krzyki or Stare Miasto.

Example: how many metres can you buy for PLN 750k?

Assume a budget of PLN 750,000 for the flat alone. At the Psie Pole median excluding Kleczków (PLN 13,155/m²) that is about 57 m², a typical three rooms. At the Krzyki median (PLN 16,087/m²) the same amount gives about 46.6 m², and at the Stare Miasto median (PLN 17,782/m²) about 42.2 m², more like two rooms. The difference in Psie Pole is about 10–15 m² more, so an extra room.

You can also work it the other way round: a 60 m² flat at the Wrocław-wide median costs about PLN 944k (60 × 15,736), and at the Psie Pole median excluding Kleczków about PLN 789k (60 × 13,155). The saving of about PLN 155k is roughly what a 20% down payment on such a flat amounts to. Sołtysowice – the widest choice of ready flats

Sołtysowice is an estate with a still suburban feel, bordering the Wisznia Mała municipality across the Widawa. In recent years it has expanded strongly — terraced houses and low blocks have appeared. Here you will find Park Sołtysowicki with the remains of a medieval stronghold, and a forest by the river. The Lokum la Vida project is completed and has 88 free flats (2–4 rooms, about 41–81 m²) at prices from about PLN 10,900 to 15,000/m² — the widest choice of ready units in the district.

Psie Pole-Zawidawie: Zakrzów and the area of the former town

The Psie Pole-Zawidawie estate covers the former town of Psie Pole, Zakrzów, Zgorzelisko and Kłokoczyce. In the north of Zakrzów lies the Zakrzów Forest, and the estate has two railway stations: Wrocław Psie Pole and Wrocław Zakrzów. In this part of the district mainly multi-stage low-rise estates are being built — such as Małe Wilczyce by ul. Żmudzka, where mostly three-room flats from about 55.6 m² are under construction, with a median of about PLN 12,000/m². Despite the name, the project lies within Wrocław — before buying on the edge of a city, always check the address and municipality in the information prospectus.

Poświętne, Polanowice and Lipa Piotrowska – the north of the district

The Polanowice-Poświętne-Ligota estate lies along ul. Kamieńskiego and Żmigrodzka — trams run along the latter to the Poświętne terminus. This area has small, completed projects: Rudawska 5 (2–4-room flats from about PLN 558k) and Kamieńskiego 232 with a few free units. Lipa Piotrowska is one of the fastest-expanding estates in the district; it is bounded in the south by the inner ring road (ul. Nowaka-Jeziorańskiego). Wille Estezja on ul. Tymiankowa has large flats of 85–108 m² at about PLN 9,000–10,600/m².

Kleczków – the part of Psie Pole closest to the centre

Przystań Reymonta (Archicom) is two stages on ul. Reymonta, with 130 available flats in total — from studios to five rooms, with a median of about PLN 15,850/m² and completion in Q4 2026. Trams run along ul. Reymonta towards the centre. It is an option for people who want to live close to Stare Miasto but pay less than in the centre itself — you will find a comparison in the guides to Stare Miasto and Śródmieście (in Polish).

Karłowice, Różanka and Kowale are mature estates with a tram and services, but at the moment we have no projects there in our offer. They are worth considering, though, when buying on the secondary market, or you can watch for new projects.

Psie Pole – commute to the centre: rail, tram, bus

Transport is the key question when buying in Psie Pole. The district is large, and the quality of the commute depends heavily on the estate.

  • Rail — railway lines towards Oleśnica and Trzebnica run through the district, with stations including Wrocław Sołtysowice, Wrocław Psie Pole and Wrocław Zakrzów. Polregio and Koleje Dolnośląskie trains stop at Wrocław Psie Pole. The city plans to modernise the Psie Pole – Sołtysowice section (completion in 2028) and a P+R car park for 51 cars at Wrocław Zakrzów station (2027).
  • Tram — it reaches Karłowice, along ul. Żmigrodzka to the Poświętne terminus, to the Kowale terminus and along ul. Reymonta through Kleczków. Psie Pole itself, Zakrzów and Sołtysowice have no tram for now.
  • Plans — according to the schedule on wroclaw.pl, the tram-and-bus route to Swojczyce is to open in 2027 and the tram to Psie Pole in 2032. Consultations have not settled the route of the latter, so treat it as a plan, not a certainty.
  • Car and bus — the main routes are ul. Kasprowicza, Krzywoustego, Sołtysowicka and Kamieńskiego. Kasprowicza is the only large street linking the eastern and western parts of the district, so you have to expect jams at rush hour.

We do not give journey times in minutes — they depend on the time of day and the timetable. Before buying, check the trip to work at rush hour and the distance to the nearest railway station.

Kleczków historically belonged to Psie Pole, but the office now counts it as part of Śródmieście.

Psie Pole is a good choice for people who want more metres for the same amount and value greenery more than closeness to the Market Square. The cost is the commute: a tram to Psie Pole itself is a 2032 prospect, so it is worth choosing a location with railway stations and main streets in mind. The most ready flats are in Sołtysowice, and the closest to the centre in Kleczków.
